Browse Forums Building A New House Re: Who else is building with Eden Brae? 10641Jun 16, 2014 3:01 pm @eve22 I've been asking every couple of days. Last time I asked my CSA gave me a very rude response saying we are entitled 20 days and we are working on it I will notify you when done. Not impressed Re: Who else is building with Eden Brae? 10643Jun 17, 2014 12:22 am Baulkham Hills I think the point that Heath and I were making was that any defects picked up by a licensed BUILDING INSPECTOR will be required to be fixed by your SS. Just need some clarification. I read somewhere on H1 that above can only happen if we include a clause in the tender saying (words to effect) "We will employ a licensed building inspector. He will inspect the construction process at these stages (for eg.) 1) Pre-slab 2) Pre gyprocking 3) Pre PCI. Any defects picked up by inspector should be rectified by the builder" Is my assumption correct ? Was trying to bring up the post where I read about putting it in contract, but couldn't find it. Re: Who else is building with Eden Brae? 10644Jun 17, 2014 1:26 pm Mystro, they will notify you when it's in construction, they wouldn't delay that. It took us exactly 20 days to be released. I think we can all understand the frustrations with having to wait to be released, but I think if you just patiently wait and avoid bugging them everyday, things will be a lot smoother. Re: Who else is building with Eden Brae? 10645Jun 17, 2014 1:30 pm Thanks firsttimers2013.. Only reason I am following up is because my CSA does not update me at all ever. I mean the only time she contacted me was money was owed or she needed my signature every other time I needed to ask n then action .. trust me they are reactive not proactive.. but appreciate the feedback! Re: Who else is building with Eden Brae? 10646Jun 17, 2014 1:35 pm Sydney B. What you've said there are the exact same concerns that I had when I hired a building inspector to look at my house during our build. I was concerned that our SS would not bother to fix any issues that Howard picked up. Howard told me that our SS is legally obligated to fix anything not to standards. I am assuming that all homes need to be built to minimum standards and if a licensed inspector finds issues then they need to be rectified regardless of whether or not you have it written in your contract. In hind sight I had nothing to worry about. My SS was tops and rectified all issues picked up in both the EBH Tyrells inspection and Howard's one as well. Oh and we didn't have any clause is our contract saying that we were hiring a building inspector. Just gave our SS a heads up that Howard would be in contact about doing an inspection. Obviously if you want to cover all your bases then there is nothing stopping you from having that clause added to your contract Re: Who else is building with Eden Brae? 10647Jun 17, 2014 10:41 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is where we are up to! House is being demolished on Friday. It is so good to have something other than paperwork finally happening. Things have got a bit crazy with the house stuff and additional work plus the whole moving out salvaging and demolishing our old house. I haven't kept up with what's happening here. I hope those of you who moved into your new houses are enjoying them. I keep telling myself 10 months can go very quickly and the pain now will be worth it. Can't wait to build my foxley! I'm building at Willowdale Have really appreciated reading all the posts here, as they've been really helpful in providing a great idea of what to expect & what to look out for. Invaluable information! Thanks heaps Re: Who else is building with Eden Brae? 10653Jul 01, 2014 10:08 am Thanks Mystro, We are building at Gregory Hills, our plans have been submitted 17/05 with a private certifier and to date no approval yet, although changes were made due to some acoustic requirement but I thought this wont take long since we were told private certifers are quicker in getting approval... Re: Who else is building with Eden Brae? 10654Jul 01, 2014 10:19 am Your best bet is to follow up. I went well and beyond to be advised on status. EB are reactive not proactive. It also helps if you call your private certifier and council. Re: Who else is building with Eden Brae? 10656Jul 01, 2014 1:23 pm Baulkham Hills Mystro how long it takes depends on how many homes EBH have in the pipeline. Some people had started within 10 days, others have had to wait the full 20 days. The 20 days are business days so 4 weeks all up. Now you just have to sit back and relax for a couple of weeks and then the fun begins with keeping a close eye on your build N2k congrats on getting keys and settling in Jahangir I think EBH allow a fall of about 1m in their std site costs. Our site costs were exorbitant as we had a big fall and rocks on site. Does your block slope left to right as well, hence why you've got the step down for your garage? Thanks BH. Being busy at work and home. Also having issues getting the OC. EBH has to fix our stairs as it does not comply... Hopefully what ever it is, EBH will fix quickly for you so that you can get full OC. mystro I've just been excavated today !! And it begins.. Exciting times ahead for you. Re: Who else is building with Eden Brae? 10660Jul 02, 2014 9:10 am Wow! Was that missed by BOTH Tyrells and Howard??? Or was it down on their report but not rectified prior to settlement?
