Kerith - Finally was able to download the interior designers page and read through it, was so interesting. What did you find hardest about having a designer? I didn't get the paper so didn't see it! will ask at work tomorrow if anyone has a copy so i can see what it looks like. Firsttimers - Good to hear youre settling in well. DO you think the stackers can be fixed easily? AFM - for me its SETTLEMENT EVE! 7:45am meet our SS. Ive already seen 2 things that we didn't pick up just from walking around the outside more and taking more in. so 2 things on maintenance list already! just paint issues, nothing major. Then we have to drive to norwest 10:30am and hand over final bank cheque and we get the keys! What a year this has been. We started looking at established in GP March last year, Mother days last year we saw a display home in jordan Springs and thats when Hubby saw the H&L package. 22nd May we had paid our deposit. Land was already registered so no wait there. And here we are 28th April and its all done! WE are doing our own flooring - this will be done later in the week and then we can move in. House has taken 24 weeks, but 2 weeks they were closed for Chrissy. 21 weeks actual building time. No real rain delays. I have felt like there was always something happening on the build so im really satisfied with everything. And to top it off our SS has been amazing. Ive got along with him so well and can not fault the guy - i think that makes for hte best possible building experience when you can get along with your SS and has an SS that understands you and knows what im like - he knew i was fussy and wanted things a certain way. and he has paid extra attention to ensure those requests were carried out properly. To say this past year was stressful is an understatement. But now its done and i reflect i have loved it. the building experience is awesome, the admin sucked because i din't know what to expect. If i did it again (and i would) i think i would feel more in control as i know what to expect. Hi Renski, it is not the final plan as the land is going to be registered early next year. We just want to ensure/verify that the NBN box, gas and electrical box are not situated outside the master bedroom. We had our electrical appointment not too long ago and paid the following for additional items Dbl power points - $81 each Tv points - $110 each Ethernet - $146 We have spent over 10k extra on electrical - it all adds up so quickly! My wife and I reviewed the tender with the EB Sales Person and he explained everything to us (like what is included in the pricing, how the slab is laid, the thickness etc). With the EB SP explanation and the forum members' inputs, we are happy with the pricing for the Slab. We love the new Livingstone 22 layout which is identical to Manchester 22 design but with a separate study room. I read that you have just moved in to your new house in Jordon Springs. CONGRATS!!! For me, I wont be able to move in till maybe September 2015 as the land that I purchased will only be registered early 2015. He wanted Ethernet everywhere and I thought we could just do wireless (which is what we are used to now) He won the battle and we are getting Ethernet points in both offices (two home offices in our plan) and also each spot where we have a tv point (even though we only plan to have 1 tv for a while yet). There were a couple of other points he wanted them but I managed to talk him out of those. Now EBH are asking us to pay another $1700 for the waste removal. We had some unfortunate circumstances last year due to which we were not able to sign the contract till October for which EBH charged us $2850 and Feb 2014 was given as the start date. They didn't commence construction then as they were not fully aware of DA requirement even though we pointed these out to them. They delayed it for two months. We went to see one of their senior staff who had such an overbearing attitude that it was impossible to even have a proper conversation with her, but I think I need to talk to management just once so that they should at least be aware how people are treated by their staff. Are you neighbouring builders still there? I would try to get them to remove the waste that they have dumped there. We were in the same situation and right before our block was to be cut, our back neighbours builder dumped and HUGE amount of spoil right on our block. Lucky for us that our SS was able to get the excavator to remove all the excess. If no one will take responsibility for the spoil then can you get a quote from an excavator to remove the spoil sitting on your block? It may be cheaper than the $1700 that EB are quoting you. Unfortunately you will have to remove all excess spoil from your block prior to EB commencing (at your own cost). I am assuming that the $2000 that they are charging for removal of spoil is when EB cut into your block and the excess spoil will be removed (it does not cover any additional spoil that is already sitting on your block unfortunately). Was the extra charge of $2850 to stop your contract price increasing? I know some people pay $750 a month to lock in their contract price from increasing, when their land doesn't register on time. Or is the $2850 an increase in the base price of your house? EB up their costs every quarter from what I have heard. What length of time had elapsed between the initial tender presentation and contract signing? The contract start date sounds a bit suss (not on your end but EB's). It only gives you 4 months for admin (from contract signing to start date), which is quick as most of the time admin takes about 6 months. Are you sure that the contract start date is correct seeings that you delayed contract signing originally? You can definately approach management with a complaint if you feel that you are within your rights (e.g them not knowing the DA rules etc). Have everything in WRITING (this is a point that I can not stress enough). Any communications should be followed up with an email or text message etc so that you have a paper trail to go back to if there are issues during your admin or building stage. Unfortunately for you BS is actually part of the management team..... Sorry I can't be of more help. EB have provided me with the diamond grill however it is absolutely horrible and i've got a nice wood door behind it. Does EB have other options for this? Or is there something i can do to avoid the door (other than ripping it out which will ruin the frame). But initially our SS told us on the phone that waste removal would cost between $400-600, they later sent us a PCV for $1700. Our SS said that he was only talking about the machine hire and not about the tipper. That was our first conversation with him, we haven't met him yet, he sounds nice though. Our initial contract signing date was in July for commencement of construction in October. But we then signed the contract in October for a start date in February. They didn't care to tell us that the construction date has been changed to April until we inquired about it. But if they charge people for delay, shouldn't they be paying to the clients if the delay is on EBH's part. BH, my sixth sense is telling me that you are from EBH, am I right? Need2know we are your neighbors and you know us very well. I think from our experience of talking to BS (not our SS who is also BS), I don't see any hope in talking to management as they are not going to be much different from BS. MP is one of the best persons they have. Empathetic but no nonsense. In fact, that is how I see the 'BS' you are all talking about. I have found her to be nothing short of spectacular for me. Yes, EBH have made some mistakes (as any building company will do) and she has done her best to minimize the impact for us the client. I have found her to be the complete opposite of the overbearing attitude. Over and over again, she has had to explain to me the ins and outs of construction plans or contracts etc and she has done so in such a gracious way. Never made me feel like I am one of hundreds and hundreds of clients she deals with on a daily basis. Never felt rushed or pushed aside.
