Ours is only a small, single storey house and we are doing a heap of stuff after handover so it is really only basic kitchen/bathroom/electrical. We have our onsite meeting tomorrow. We were very very luckily. So far EB have been fantastic and we hope that continues. I got a phone call today from our site supervisor that work has started on our block and piering should be done this week and the slab next week. We were just thinking that they would just be preparing the site but it was great to hear work has been done. We had planned on driving down this past weekend but I was exhausted (I'm 7 months pregnant) so I will be going past after work tomorrow It is great reading how everyone else's builds are going. Very exciting! The four of us are ready for the next big step in our lives! We're starting soon and my site supervisor said our neighbours either of us has their temporary fence encroached into our property and he wants me to contact them and tell them to move it back onto the property boundary. I dont know how to approach those builders... Just ring the head office of the builder and speak to the construction manager handling that particular area. The temp fence of the house behind me is on our property.. Has been since day 1.. I was just going to deal with it when or just before I move in.. Also maybe hoping by the time we move in their temp fence will be gone. I did raise it with my supervisor as well.. He said to contact the builder and ask them move it. Found this strange as I thought that would be something he would do... I reckon most site supervisors know eachother anyway Re: Who else is building with Eden Brae? 152Jun 19, 2012 12:46 pm Hi guys, any of you have issues regarding extra site costs? we have put a deposit on a plot of land out at bunya and were thinking eden brae - their floorplans are better for the price. but now we are wondering what extras we are going to incur during tender process. we have a stormwater drain at the front/middle of our land, we also have sewer pipe and sewer manhole. do you think this will be an issue? wisdom dont seem to think its a problem, but as i said eden brae floorplan is better for the price. Re: Who else is building with Eden Brae? 154Jun 19, 2012 3:30 pm thanks for replying EntertainerStar. just want to get a feel for the process before putting down a deposit, so did Eden Brae work with you to minimise costs? i just get a feeling from some other threads that there are some unhappy customers who are stuck with extra unavoidable site costs after survey is done. we think Bunya lots should be fine as they are designed to be built on and a requirement is H-class slab which is factored into the price already, but one can never be too sure... For example, we had additional site costs to bring in additional fill which cost us $2500. Re: Who else is building with Eden Brae? 156Jun 19, 2012 4:17 pm EBH act like a brickwall most of the time. Communication is VERY limited (I'm still in the admin stage, so hopefully this will all change when we get to site). When they told us the cost I almost had a heart attack ..... almost $50,000 more than our "worst case", and the onus was completely on us (with no help from EBH) to reduce the cost ... they were "generous" and dropped a few charges. I remember one reduction they gave us was carpet in an extra room we had added. They reduced the charge from $518 to $500 - no, I'm not kidding, we were shocked about $50,000 and they dropped something by $18. The problem is that you have to know what you're doing and if (like us) you haven't built before then you don't really know what you're doing. Laser - did you manage to reduce costs yourself? i'm more worried about 'unavoidable' site costs than optional extras. we arent changing the floorplan at all. $2500 i can handle, don't know about more than $10K tho. Re: Who else is building with Eden Brae? 159Jun 19, 2012 7:21 pm we havent signed up yet, we have spoken to the sales guys at bunya for both wisdom and eden brae. wisdom were quite good - patient with all our questions. eden brae were ubrupt like they already knew the answers to our questions. bunya is a tricky estate - there are a lot of design restrictions, so it makes things a bit more complicated - which i take as 'more ways to rip me off'. Our site costs were about an extra $6000 due to our block and the upgraded slab which was about what i expected.
