@Cranbrourne23 I will prefer the garage walls to be bricks, i have seen my friends complaining that their plasterboard walls in garage getting scrated and dented due to a lot of stuff that they work on or move around in the garage.

We were shocked to see a whopping $10,000 more than the estimate. Because of the land's slope (1.5m from front to rear) and council requirement, they have to lower the garage to some level (forgot the "mm"s) which added close to 11K extra. And things I don't understand is, why they changing $2600 for 175mmx285mm (1000mm wide) step. This step is to connect Porch to the driveway. I will get the more detail about once I go home. Anyone here had similar experience? Any suggestion. The Tender presenter was suggesting to delete the driveway and steps which will give us 8K credit and finish the driveway by myself after moving in. Thanks in advance Over and above EVERYTHING make provisions for $20,000 that you could suddenly require towards the end of the build. Re: Who else is building with Eden Brae? 15073Apr 20, 2018 11:49 pm Anyone did the Energy Efficient upgrade with Stegbar? Sales rep told us it applies to all external doors and windows except entrance door only. That's fine but on our final plan, the doors to alfresco are not coded as "trans" while the rest (except for the entrance door) are "trans" The entrance door has translucent glazing and it's coded "trans glaze" Also, does "trans" mean Energy-efficient? Many thanks -edited on 27/04/18- So we've got our answer. Trans glazing can be done on top of the Energy Efficient glass. The drafter made a mistake and put Trans glazing to all of our doors and windows while we're only having them for 2 places. Although we were tempted to get that "free" extra, we didn't want to block the sunlight for the entire house - That's what blinds and shutters are for, plus they are more adjustable. Re: Who else is building with Eden Brae? 15074May 02, 2018 5:43 pm Hi everyone, We are building the Tallowood 26 and will have timber floors upstairs in all bedrooms and the hallway. We initially chose not to get insulation between the floors, however, we are now seriously reconsidering as we are worried about how sound will travel. Our colour selections consultant strongly advised that we get the sound screen insulation as it will reduce noise by 75% and help with heat and cold. She hasn't provided us with a quote yet but did inform us that it will cost $250 to redo the BASIX report. Just wondering if anyone knows the cost and if it would be worth it to make the change? Thanks! Re: Who else is building with Eden Brae? 15075May 05, 2018 3:57 pm Hi guys, just saw that our land has been pegged out and wondering if anyone knew what 'o/s' meant? I was thinking 'other side' but not sure? Thanks! If I remember correctly it would be $300/room (?) We were also advised to add but ended up not adding the acoustic insulation. You shouldn't have to pay for BASIX if you're in a fixed price contract. The BASIX cert has to be redone anyway after your colour selection - EBH should expect things to change after the colour selection shouldn't they? We didn't get charged to upgrade the insulation on the external walls and ceilings. We also requested and got a copy of our BASIX cert. Re: Who else is building with Eden Brae? 15079May 10, 2018 12:46 pm I am about to have Contract presentation next week. The presenter email me that I have to sign the contract then and there after presentation. Is that how works with EBH? I even confirmed it by sending another email. No you dont have to sign anything until you are satisfied with the contract and went through it thoroughly. I'd suggest taking the contract home and going over it before signing on the line. I built with EB back on 2009.
