Our entrance door jamb has been installed recently and Im not quite impressed with the quality of the timber. Also I do not think its a clear stain (looks like rose wood or somerhing). We received an email from our CSA stating that now that they've had access to our land they will have to provide a 514mm step down to Single Storey double garage floor level due to driveway gradient/council requirements. As there is a slope on our land. In our PCV it states that "no internal garage access has and or landings has been allowed." When we queried this our CSA stated that they "have not yet charged us for the steps required in the Double Garage – this will be raised during the DA check stage and they will cost an additional $954.00." I was wondering why this isn't included in the fixed price contract and we have to pay for it? Has this happened to anyone else? If I'm you, I'll look at the tender first and if it's all clear, quote it's a fixed price contract and ask them to consume the charge. Worth noting that they're consuming the charge for one of my friends currently building. Nowadays, they're doing this wooden steps in the garage and not charging clients. This is what's outlined in our tender regarding fixed costs, not sure if this entitles us to having Eden Brae cover the cost for the steps. But will speak to our CSA about the wooden steps. It is not mentioned any where in the contract. It just says garge doesnt not include insulation. Please let me know. How come EBH still does it the old way? Did some one tried to change it to pastered walls? How much did it cost? I guess its too late for me now (as we are now post frames stage) but what are the options to get plastered walls? Can I do rendering over the walls? etc. I built with EB back on 2009.
