Can anyone give me an approximate idea, how much I have to spend if I have shared fencing in 3 sides? I know, it depends on the fencing material as well, but approximate cost will help me for budgeting Thanks Rule of thumb $65-70 per metre for a 1.8 mtr high fence supply and install. Add another $4-$8 for a 2.1 mtr high fence. All colourbond. This is my second build with Eden Brae (a downsizer). I agree that ventilation is important. My current sliding doors are doing ok. Sometimes you don't have a choice if the space is tight. I will have to pay half of the total as I have shared fencing, right? I've my Day 1 appointment on Tuesday and have a question on Ducted Air Conditioning - AC is not included in my package. I'm looking for suggestion on whether it's best to do ducted AC with Eden Brae or go externally after handover? Options: - Go with Eden Brae (they have quoted $11,614 for Actron base model); I'll have to upgrade - don't know the final cost - Ask Eden Brae to do ducted AC provisioning only (ducts etc) and choose product, fit externally - Go externally after handover (including provisioning i.e., everything) Any experience anyone on which of the above options is best and have worked? Your time and help is much appreciated. In my sense, it's not worthy considering the hassle. In my sense, it's not worthy considering the hassle. I agree do it whilst the house is building. The hassle of it going in after construction is a pain and if the structure is damaged, it may not be covered under your warranty. There are some things you can save after construction but this definitely isn't one of them. Not sure about the hieghts from the specification. Is it all 120cm? Is it a good size? Should I go for larger ones? About 19 for facade. So flooring could be trouble. Hmm You will need to provision some costs for flooring and tiles as the underlay they give you is very basic and tiles are basic as well. Marina 37 is 389000, our rough guess at this stage is 457000.. which is already 70000 k more than original price. I don't have much room to grow. Not sure if this helps you at the stage you are at currently, but before we went to tender, we visited HOG, Di Lorenzo and PGH to find out what was standard. This really helped our budget as then we knew what was important for us to upgrade on and what standard inclusions we liked. For info, our base price for Lincoln was 324k and after upgrades came to $410k (this was back in 2015). And we made a few structural changes that were negotiated for within the tender. Imo it really is important to sit back and think, do I really need this? Is this something that I can live with for the next 5-10 years and then upgrade? Helps to keep the costs down and not go overboard or over budget. Good luck. I built with EB back on 2009.
