We got these for our sliding doors as we explained to our CS that we wanted our sliding doors hidden in the wall and not showing when opened. I am hoping this is what it means. Thanks Re: Who else is building with Eden Brae? 13670Jul 31, 2016 8:16 pm paulm29 Hi All, Can someone explain to me what "Flush with Jamb" mean? We got these for our sliding doors as we explained to our CS that we wanted our sliding doors hidden in the wall and not showing when opened. I am hoping this is what it means. Thanks Hi paulm29, flush with jamb means it's level with the floor; as in the door jamb is level with your sliding door tracks... I'd recommend making sure that the sliding door will be in the wall cavity if that's what you want. Flush with jamb means the floor level is sorted as all level, not the walls of wall cavity..hopefully that makes sense..? It's Sunday night, so please forgive me if its not entirely making sense Sent using Tapatalk Re: Who else is building with Eden Brae? 13672Aug 02, 2016 11:21 pm Hi all, do you suggest recess kit for hot water system (HWS) in the brickwork? Just wondering if this would restrict changing the HWS in future? Thanks. Building Livingstone23 with Eden Brae Homes Re: Who else is building with Eden Brae? 13673Aug 05, 2016 6:29 pm Hi, We have a home/land package at Elara, and going through the tender there is an item in there under "Developer Estate Requirements". Providing pre-wiring requirements for future connection to NBN... states - upgrade phone wiring to CAT6 (1 std point)about the "developer requirements - 1 additional CAT6 point. Based on that our assumption is that we are getting 1 phone point as part of the developer requirements. Further down the tender, there is under "Kitchen Upgrades" one telephone point to the kitchen. As such, we are arguing that we should be entitled to having 2 telephone points included in our build (without being charged for the second point). Eden Brae is contesting that there is only one telephone point included. Question - is there anyone else experiencing the same ? Or anyone else in an NBN-ready estate that has similar requirements listed, but without the "kitchen upgrade" - did you have one telephone point included ? From our perspective - if it is only one telephone point, then we feel that it is a deceiving tactic from their end. Thanks for your feedback, BelgianBuilder. Re: Who else is building with Eden Brae? 13674Aug 05, 2016 8:43 pm Hi everyone, move in day was today and we are exhausted but happy! Does anyone have the standard EBH Clark 45 litre laundry tub? Ours has the concealed side part for the water connection which was pretty easy to figure out. Should there be an insert for the washing machine drainage hose? We were charged approx. $1500 for an NBN box to be installed due to the same thing - the developer estate requirement. I don't necessarily agree with this charge, seeing that many other established areas have become "NBN ready" with no additional cost to them. From memory we only got the one telephone port as well. We got an additional two ports when we had our selections done - one in our study for a second phone and one in the lounge room for Foxtel. The charge was quite minimal, however these little things all add up! I will appreciate all advise in preparation to attend tender appointment. I am planning to go to HOG to get an idea about whats on offer. Re: Who else is building with Eden Brae? 13678Aug 09, 2016 11:41 am Hey guys, just had PCI and found out apparently it is now my responsibility to insure the house! The problem I'm having is that no insurance companies actually provide cover whilst it's under construction phase (Tried Allianz, AAMI, QBE, and a few others). So how did every else do this? I believe part of the problem is because my address doesn't come up in the list when I go to apply online so I have to call up. Doing it online would allow me to get insurance as it doesn't ask you if it's under construction but technically you're not covered as it's 'under construction'. So I'm curious how people actually got their insurance and if it was done online, I wonder should anything bad happen if the insurance company will actually pay up or reject the claim as it's under construction. Your builder has got it wrong. You don't need to insure your house until the day you have your official handover (ie when you get the keys). Insurance during construction is up to the builder. $395 Fixed Priced Landscape Plans for DA M: 0435 127 244 | W: bluegumdesign.com.au | E: info@bluegumdesign.com.au Residential | Commercial | Industrial Re: Who else is building with Eden Brae? 13680Aug 09, 2016 1:26 pm @Brahma Bull: I didn't believe at first either as I found it ridiculous that it's now home owner's responsibility when handover has not been done and we don't even have the keys to the house. However, I questioned it and it's actually clearly stated in the NSW Home Build / HIA contract. So I really think that either 1, people are doing it online as their address comes up or 2, like me they assume that it's insured by the builder until handover. Time between PCI and handover is not that long and fortunately no one has been in a situation where something bad has happened in this period, therefore we never hear of any issues and this is just a very little known fact.
