We escalated to management a few times who sorted things out quickly. The good news is once you move into construction you barely have to deal with the cso. Fingers crossed you get a good construction supervisor. Ours was brilliant. However our CSO was absolutely brilliant, she was very well organised, promptly replied to our emails. I am constructing in south west and we in construction phase and my supervisor is looking after us, Answer to our emails promptly , if we raise any issues he addresses them. Re: Who else is building with Eden Brae? 13224Dec 08, 2015 5:39 pm WarpSpeed79 PixiGT Hi WarpSpeed79 & swiftsport, I agree with swiftsport (I will say here that I did not build a Livingstone; mine was a Foxley, however I reviewed the Livingstone extensively), & found the same dilemma regarding the spatial requirements. As an Occupational Therapist & try-hard property investor (lol!) I have had opportunities to design functional utility (kitchen/laundry) & bathroom spaces for peeps with and without disabilities (not extensively, however there are common principles applied to the approach when designing spaces for use), & there are some potential barriers to effective use of all available space/ergonomic challenges in the existing layout of the Livingstone's in varying degrees, which become exacerbated when fitting out according to some of the current layouts. It may be worth - if you are bold enough - thinking outside the box by modifying your wall positions/orientation to really make the most of the space, then you can effectively fit-out from there, according to your needs (who will be using & how will the space be used, what type of prep areas/storage areas you need, what are the most common things you do in the space, etc). I was just showing Swiftsport in a PM our amendments to the regular plan to allow for a more open pantry area. The blank area will then be filled with cupboards (no bulkheads) when we go for our colour and kitchen appointment. What are your thoughts? Hi WarpSpeed, I really like your design, as it 'stages' each area for a specific use, but using an integrated design. The separate dry storage area without a window for your food products storage is excellent as this will preserve your dry goods much better than a more open/windowed pantry. The butlers pantry area is very useful space: if it was me, I would have space to install a pair of bar fridge/freezers under a bench, for greater food storage during stay overs/hosting big gatherings, I'd have a blank space/under bench area to store a decent rolling trolley with cutting board/storage, for flexible use in any of your food prep/cleanup areas (kitchen, dining, alfresco/bbq area), so you never have to carry awkward loads/heavy items (like large pots etc to tables), & I would install all of the under bench areas with draws (or install corner cupboards with pull-out pivot trays) rather than cupboards that you have to squat/reach into. I agree with placing a cavity slide door between the kitchen & the butlers pantry, so you can close it off as a temporary storage area if you need to hide some momentary untidiness from impromptu guests That's where I would start! We have taken our time landscaping (mainly because we waited to do most of it after the pool was in). We are almost finished with the landscaping and only have mainly planting left to do. I have looked through photos on my phone to add a few. Mainly of lights etc we have added. I LOVE my stairlight. The sunset from my daughters room throws amazing reflections around our stairwell. Exciting that you are in the build stage. It goes quick (luckily!) My first CSR is wonderful ubfortunately she was swapped out in the process. the new csr is very impatient, rude and lazy. she answers(if ever) questions without reading my file. i really had enough of her. i want to complain to her manager but is concerned about possible repcussion. another reason is im very close to construction stage. will i deal with her anymore once in construction? because if i wont have to deal with her then i wont bother. another question is what happens when your file release to construction? i was given a releasing date of 9th dec but dont really know what that means. is this the site start day? i asked her but she doesnt reply my email. and cant get to her on phone Hi, We had issues with the csr as well as she was rude and unprofessional. Our construction supervisor had jobs scheduled in for us all through the supposed break last Christmas. Even between Xmas and New Years we had people at the house working. Our supervisor was excellent and used the break to catch up on time lost due to bad weather earlier. I don't know if the working through the break happens regularly. We are 2/3 through our build which is a fixed price house and land package but before the plans were approved by us and submitted we made numerous changes that EB listed as "structural". E.g extending our living area by a metre, moving doors etc. They would not allow structural changes once the plans are submitted to council, and of course you would have to pay for any changes. I was able to pretty much do what I wanted (within the Code; circa feb/March 2014). I agree with Marko; give management a shout All the best with it. We bought a house and land package earlier this year with EB and made some minor structural changes to our plan - some out of personal preference and some to allow for the house to fit comfortably on the block. However, this was discussed well before the tender or contract was presented (in fact, we had this discussion in a matter of days after we put down the initial deposit). Kitchen people tried to bully me saying if you don't sign today we will charge $250 admin fee and $250 per hr work charges. I have raised concerns with CSR, instead of checking facts, she alleged I was holding PCV's. I advised her we have received all PCV's on Tuesday night and it is Thurdsay and I shall work them on weekend and finalise all Selections by 9 AM Monday. She said no Kitchen's have timeframes, you got to sign it or else they will charge. I have blasted the **** out of Kitchens and CSR. I have provided detailed evidence in delay in process from EBH. I was about to lodge formal complaint and did receive call from Bev. She was OK and tried her best to support her staff, as she put me on speaker. I suspect CSR was in the room. My only advise is to lodge it with senior management and stick to your guns. I was that close to buy investment property with EBH at willowdale and chose to cancel as I didn't like the customer service. I have formally advised the sales person. I was dealing with. Hi WarpSpeed79, we have signed the tender however, we were advised at tender that we couldn't make the structural changes requested on the grounds that amendments for H&L were not allowed only internal changes. For example, window splash backs and extension to alfresco doors are not permitted. We then spoke with the CSO after signing the tender who put through the amendments which were approved by the estimators only to be overturned because EB "realised" that we were a H&L package client. Marko, our final plans have not been submitted to council we will email management and put our case to them and hopefully they will give us some redress. Thanks once again everyone. Re: Who else is building with Eden Brae? 13240Dec 11, 2015 2:54 pm Hi All, After sending an email to EB management re: structural changes a representative called me and advised that in respect to our particular H&L package structural changes were not permitted from the start in accordance with the developers guidelines and this is EB's process for H&L packages in particular when it concerns large volumes. I thought her reasons were frankly, nonsense and inconsistent given some individuals within the same estate have made structural changes. Building a home isn't something one does all that often and with such distasteful experience what is certain is that I will not be building again with EB again.
