In the display homes there is flyer showing this. When you exceed that 6 months you can then pay $750 per month (single storey) for the first 1-3 months land is delayed, for months 3-6 it is then $1000 per month For double storey homes it is $1000 for months 1-3 and then $1250 for months 3-6 The reason behind this is they can only fix a house price for so long based on land registration details Builders unfortunately have price increases between every 3- 6 months and this is to cover any rise in materials cost. Mcdonald Jones start charging $1000 after your 6 month fixed price, Sekisui charge 1% of the total build cost etc... they all do it. The price is truly a fixed price package if you sign up and build when your land is registered or it is very close, jumping the gun on unregistered land and signing a building contract will certainly incur those charges. Re: Who else is building with Eden Brae? 12805Aug 24, 2015 9:48 pm My capped price option has gone as the consultant gave me 1 month free of charge and she did not mention, explain about that option. We both thought my land will be registered on time but we was wrong . Now, she turned back and said she did explain about that option at the contract signing and after signed the contract, there is nothing they can do . I dont know what going to happen is ... The capped price is part of the Essentials Fixed price package and is fixed for 6 months only, after that due to land registration delays you will have to pay $750 per month for every 1-3 months and then $1000 for months 3-6 Re: Who else is building with Eden Brae? 12809Aug 26, 2015 7:04 am Hi All, My tender is next week. We just said we'd be in a position to sign that day if they could move on the price. Instead of just reducing the cost they agreed that some additions we'd made in the contract would be no cost. They are pretty keen to have you sign on the day. Also, make sure you check and double check all the costs listed against what you have. But you can ask for additions. Please take time and go thru the tender again and again. Some of the additional costs would be sydney water board approval as they cannot locate seweage or water lines. As others have mentioned, you'll not be able to negotiate the price down a lot. However, the time to do it is at the tender stage, whether through actual reduction, or whether for certain upgrades that are thrown in. Once you have signed, that's it and every change will cost you... I've got around 3k reduced , coz I told them I'm the first home owner and my budget cant go above blah blah blah . Make sure you add some more at this stage.
