Shocking things are you cannot choose different colours in different rooms. You have to pay extra. My son loves blue and my daughter loves pink. So option. The colour coat is 2 layers. Guys, need help with electrical. As we are only going for single, what is needed and what can we put later? I asked for hdmi prov for over proj in media and the charge is 212? Due to the nbn ready box , Ebh told me that you get 2 tv points, 1 standard and the other one with box, that wasnot the case in electical meeting? Please can you advice on this? Yeah, I read a bit earlier in the thread that a feature wall using different coloured paint is extra. HDMI cables costs peanuts nowadays. Also read that, with Taubmans Endure, two coats is enough. It is indeed a good one. No qualms on that item for us. Not sure what issue you have with NBN items. I'm planning to bring the NBN box inside to the middle of the house instead of garage. Because the wireless router goes near it usually. There are usually huge variations in wireless speeds if the router is at one end and if you are using a laptop at the other end of the house. In our rented unit we are having a 100/40 NBN connection. Working wirelessly next to the router gives ~95Mbps. The living room (with the TV that requires wireless internet) gets ~70Mbps. With the alarm system, we'll be moving it out of master bedroom. Heard from a friend that when a house was burgled, the burglars went straight to cut off the alarm system which is 'usually' in the main bedroom with most builders including EBH. So it makes sense to change it a bit and not have it there.. All I've seen is one six figure number and a few pages of what is included. I wish I could do business like that and people trust and accept such numbers without an iota of doubt. Our contract has the fixed price amount in the first line and every other line has no dollar value. It simply says 'Included'. Only the variations have the dollar value. The ecodesign guys have called me within one week of the contract signing. Hi I am about to build Drysdale 27. I've got the tender sign on 29/6/15. At the tender appointment, the present person has mentioned about the landscape plan, and that is cost me $800, so I told them to take it off the tender. My question is : Is that landscape plan that important ? and what is it really for ? So in simple terms: what is already included in that quoted price; so it makes simple sense that your chosen variations would be costed for you because they are in addition to what has been included (see above). Even a docket from any supermarket is more precise than their tender. However, the HIA contract, even though it is biased towards the builder, gives room for specifying 'prime cost' and 'provisional cost' 'within' the contract price. It also allows for a maximum 20% builder's margin. So any variations cost has the builders margin attached, which is transparent enough. What the actual contracts are, in reality lead us to believe the builders don't want to be transparent. Even with the variations, that seem to be the case. Cost of a upgrade internal door for example - an upgrade from a Corinthian Flush (honeycomb) Internal door (2040x820x35 costs $30 in the market) to Corinthian Deco 2D (solidcore) Internal door (2040x820x35 costs $110 in the market). We can assume EBH being one of the largest builders (using 1000s of doors every year) as they say, would be able to procure at much lower costs. But even with market prices, all things being equal (same amount of paint, same hinges, every door is made to order anyway - so builder claim that they stock the doors in their warehouse doesnt hold, unless it is true), effectively it is just a swap. Therefore it should ideally cost the owner $96 approx ($110 minus $30 equals $80. Add 20% builder's margin to $80 brings it to $96). Even if the builder says, okay, our margin is not 20% but 40% because the workmanship of the tradies we hire is super-awesome, and we have to use higher spec hinges for a solid core door compared to the lighter honeycomb door, that would put anyone who builds with the builder at ease. Random numbers thrown at home builders is what makes people question, if it is really what it is. If the builder says Provide Corinthian Deco 2D (coreitech) (Deco doors come in solid core or honeycomb) instead of Flush (Flush is always honeycomb construction from what i read), then we can at least do our bit of research and make an informed decision. But they always state, 'instead of standard'. what standard means is something we have to ask 100 times. The onus is on us. For first home builders these concepts take time to get used to.
