I changed it to 86mm for alfresco or porch which I think standard from other builders. 160mm would be too much step down.

The ecodesign guys have called me within one week of the contract signing. Our TP said the tender provides for a landscape plan. However, our land developer has advised there is no landscaping requirements according to them. So, we're unsure what a landscaping plan involves, and if it is necessary. Re: Who else is building with Eden Brae? 12437Jun 30, 2015 6:54 pm The more step down you have the higher your ceiling height on your alfresco will be, we have 3300 high ceilings inside the house, with the 160 stepdown to Alfresco will mean 3460mm high alfresco ceiling which will make it feel bigger Re: Who else is building with Eden Brae? 12438Jun 30, 2015 7:11 pm The other consideration with the stepdopwn to your alfresco is the possibility of water entering your house in the event of heavy rain. It is a possibility depending on the topography of your block and your neighbours' blocks. Deposit paid 3/9/14. Tender signed 3/10/14. Contract signed 22/10/14 Construction commenced September 2015 PCI 7/3/16 Re: Who else is building with Eden Brae? 12439Jun 30, 2015 8:37 pm I agree with you Marko56, the step down on the alfresco is for the water not to come inside the house. Raising the alfresco slab would make the floor higher to lawn preventing water to flow in.. Also make sure the tiles is level or slighly sloping towards the lawn to prevent the water from pooling during heavy downpour. Personally, it was just our preference not to have a big step/leap going in and out of the alfresco Re: Who else is building with Eden Brae? 12440Jun 30, 2015 8:44 pm aas I agree with you Marko56, the step down on the alfresco is for the water not to come inside the house.
