Browse Forums Building A New House Re: Who else is building with Eden Brae? 12345Jun 19, 2015 11:37 am Hi Cremorne35, you certainly could have bamboo/laminate flooring without taking the skirting off. The Mrs just preferred to have it taken out and done the proper way. We got screeding done as well before getting the tiles laid as the floor wasn't levelled. The skirting height will decrease accordingly, just something you need to take into account. Re: Who else is building with Eden Brae? 12346Jun 19, 2015 12:38 pm @kellyville75 ok thanks, so my takeaway message from that is that I should probably ask EBH to tack-on the skirting so it's easily removable. I hope that was free of charge? Also: did you have to ask them to take a potentially different floor height into consideration for the internal doors? Re: Who else is building with Eden Brae? 12347Jun 19, 2015 12:59 pm Yes...luckily my CSA was very proactive, and she used to cover anything that we had missed. Doors was one of those things. Moreover during construction, I kept reminding my SS of everything non-standard that was in the contract. Looking at the emails exchanged with my SS regarding internal doors, a gap of 30mm was left for flooring provision. Tack-on was supposed to be free of charge as per the contract. I'd suggest that you confirm this with your SS repeatedly during construction...to confirm its done the right way. Even though the SS kept on confirming over phone/email that the skirting will be tack-on...the tradies doing the actual work still ended up nailing it down. Hence the issues. A neighbour had also requested for skirting to be tack-on...that was done without any charge. Re: Who else is building with Eden Brae? 12348Jun 19, 2015 2:11 pm Hi, did any one of you put a provision for overhead projector in the media room ? please may I know what will be the cost for the provisions of projector in the media room? Moreover at the tender presentation, we told EB , we have an idea of laying tiles in portico , i was advised that to pour concrete at the same time as the slab , so the tiles will sit properly. however for the concrete to portico it will cost me another $900 to $1000 dollars. can we lay a colored drive way and in future can we put tiles on it? venniechada. Re: Who else is building with Eden Brae? 12349Jun 19, 2015 2:25 pm Bramha Bull - I guess you got your Glass Splashback done post handover Could you please let me know the cost and the credit given by EB. EB is charging around $2600 for this and I feel its ridiculously expensive. Other options are neat porcelien tiles or Reflections glass Anybody done Reflections glass here? www.reflectionsplashback.com.au Thanks Re: Who else is building with Eden Brae? 12350Jun 19, 2015 2:37 pm Hey MKIII,
We got a fixed splashback window without any charge from EBH as we didn't want to spend much on getting glass splashback. It looks pretty decent with views into the backyard Just a suggestion... Ebh charged us $7/800 for slab extension to the portico Re: Who else is building with Eden Brae? 12352Jun 19, 2015 2:45 pm MkIII Bramha Bull - I guess you got your Glass Splashback done post handover Could you please let me know the cost and the credit given by EB. Also I've looked at that reflections and its not glass; more similar to Laminex Metalline ie. Aluminium bonded. Re: Who else is building with Eden Brae? 12355Jun 19, 2015 6:58 pm venniechada guys, we though that we can choose 2 standard colors for our kitchen cupboards, however again we were hit with the charges saying that it is called a two tone kitchen and it requires some additional time for the joiners ..blah blah.. there is nothing in the concrete saying that we cannot choose 2 colors for the kitchen cabinets. I mean from the standard range we choose 2 colours. i have to pay additional $528 for the 2 tone kitchen. Did any one aksed for 2 colours for the kitchen and got charged for that ? Yeh, unfortunately it's an extra cost. We were quoted the same from EB. We also have quotes through other kitchen companies and it's the same deal, two tone = upgrade! Re: Who else is building with Eden Brae? 12356Jun 20, 2015 7:50 pm Just my 2 cents in regards to Kitchen Bulkhead, if you were to increase the ceiling heights to 2590mm or 2700mm, you'd be better off increasing the height of cupboards to 2340mm then adds the kitchen bulkheads, it looks better imo. As for overhead projector, I'm not sure how much, but we did ask for pre-wiring 5.1 Home theater (ceiling) for around $850. Re: Who else is building with Eden Brae? 12357Jun 21, 2015 7:55 pm Hi all, Anyone knows any land/house & land package release soon? Pls let me know. Thanks! Re: Who else is building with Eden Brae? 12358Jun 21, 2015 9:46 pm @ketchuplslouise Keep an eye out for various estates. I know eg that the Elara estate (Marsden Park) has regular home/land packages. There are other estates there (Greenway, the Grange, Piccadilly) but I'm not sure if they are having home/land packages by EBH. Good luck! Re: Who else is building with Eden Brae? 12359Jun 21, 2015 9:48 pm Does anyone know if the exhaust of rangehood, laundry and bathrooms are typically ducted to external wall (rather than roof cavity)? The plans for our Cremorne mention that the toilets are, but there's no mention of the other exhausts. And if this isn't standard, has anyone ever considered upgrading? What was the cost? Thanks! As far as I know if there are no windows it gets ducted externally, if there is a window it will just get ducted into the roof space.
