They sent us three versions and I just signed off and sent back the one we liked best. Re: Who else is building with Eden Brae? 12220Jun 02, 2015 8:00 pm Terran For those who went down the home and land package through Eden Brae, how was the land contract handled? The impression I got from day one was that all the admin work was done by Eden Brae. Today I got a call from Stocklands advising my land was going to be registered soon so need to pay for settlement etc. I told them Eden Brae is looking after it, she said fine, that she'll look after it and talk to her manager and contact Eden Brae. I contacted Eden Brae advising them of the situation and I was told that it was my responsibility to sort it out with Stocklands and that they made it clear during the tender presentation. No, it was not, this was not made clear at all at anytime since first contact with Eden Brae. Otherwise I would have been prepared and chased up Stocklands and not be totally unexpected and lost today with their call. So then I called Stocklands back to say that I'll deal with them directly. I now get told that no, she's been advised by their conveyancer that it should be going through Eden Brae and not me. Now I wait for Stocklands to sort it out with Eden Brae... SIGH. I don't understand how something like this happens considering they would have had the process plenty exactly like this in the past. It isn't something new. Not happy that's for sure. .. Hey Terran We bought a H&L package through EB and settled on the land last week. We had a few issues similar to you. First we paid EB a $1000 "land administration fee" and were told that it would be returned to us when we exchanged on the land. Didn't happen. Then when we followed up we were told that no, it is applied to your house contract. In addition, we noticed that we were not receiving any updates from Stockland on timeframes for land registration etc. They were going to EB who were not passing on the information. We insisted that we be added to Stockland's contact list and that seemed to solve the problem. When it came to settle on the land our conveyancer dealt directly with Stockland - no involvement with EB at all. This is as it should be - the land contract is between us and Stockland, and EB is not involved. We got the impression that there is an agreed process but people at EB were not following it. Everyone makes mistakes but it would be good if they admitted it and apologised for the inconvenience. By the way, this happened to us even though this is the 7th time we have bought a property and I work in the mortgage business! It must be even more confusing and stressful for those who have not done this before. Just remember that the memory of these frustrations will fade once you have moved into your new home!
