How much minimum width would a walk in robe need? We were thinking 1.2m.. Half of it for the shelves/wardrobe and rest to walk through. EB has made it 1.4m width.. Hi. This is more a personal preference. What is adequate for someone might not be for you. Best thing to do is like what I did and go through display homes and measure it. Not sure where you live but Masterton at Warwick Farm had a few designs with the kind of WIR you require. But minimum recommended is 1.2m. But again is personal preference. Normally, I wouldn't mind the extra 200 mm in WIR, but this extra 200mm moves the exterior wall further.. I'm thinking more site costs, more bricks, more roof, more frame, more flooring.. I have been going back and forth regarding removal of the water tank as our estate will have recycled water connection. Eden brae adamant for me to 'provide land evidence of recycled water to lot for possible rain water tank credit of $2700 in writing'. I have checked with the guy from Landcom and he asked for Eden brae to contact landcom directly, but Eden brae need to see this on the contract of sales or some sort. (it is not written anywhere on the contract of sale - section 88b), Our land will be registered in July/Aug this year. Anyone has removed their water tank and get credit for it? any tips? You'll be alright, we've all gone/going through the same thing! I'm not sure how everyone's tender went but even though we are allocated 2 hours, mine felt very rushed at the end. I made a few changes to my floorplan so that took abit of time. What annoys me a little bit is now I've found out that apparently we have 7 days before we need to sign? At the tender, I was told that I had to sign it on the day otherwise if I delay it, it might delay construction and they can't guarantee the fixed price etc. So I felt pressured to comply with signing it on the day. I wanted to shuffle things around for the kitchen but didn't have time during the tender and was told that I can do that later on when we have our kitchen appointment. Depending on our kitchen design, this affects what kind of windows I get (size, design etc.), where they are located etc. I would have thought windows would be structural? So I'm confused on what is structural and will be penalised for changes later and what is not. What was everyone else's experience like with their tender appointment? Whilst on the topic of kitchen, has anyone uppgraded their kitchen and vanities to polyurethane? How much did it cost to upgrade? Also previous I asked about upgrading from concrte tiles to Terracotta, has anyone done this and what is the cost? I went to the Home show on the weekend and spoke to the Monier consultant there and he wasn't able to give me even a rough price estimate. Thanks! Once the tender is signed you can't add/change exterior items, but you can move a window around in a room if need be (we did with our laundry during kitchen appointments), you just can't delete, move to a new room or change their size/shape. Did you have a kitchen design in mind when you did your tender? We did and talked it through with the tender presenter to make sure our windows would suit our design Can't help you with the kitchen upgrade, we kept to standard cupboards and stone benchtops, and we were happy keeping the horizontal concrete tiles for the roof Re: Who else is building with Eden Brae? 12209Jun 02, 2015 8:11 am @venniechada: thanks for getting back to me on the pricing. @coco347: unfortunately my presenter made it clear that I had to sign it on the day. I would have loved to have the 7 days, something which seems I am entitled to, to go over it. I certainly did have the kitchen plan with me and wanted to go through it during my tender presentation, however time was running out so I was just told to do these during kitchen appointment. I am fine with this if this is true. You mentioned about window size and shape etc can't be changed after signing tender, this is what I am worried about. What window I get depends on the layout of my kitchen. So it is impossible to lock in the window design without knowing what kitchen I end up with. What if the design I want costs too much to change or is not even possible etc. Hence the dilemma. .. And I did ask the during the tender more than once that doing the kitchen later, including the window wouldn't be a problem and won't incur a penalty etc for changes and was assured every time that there'd be no problems. So that when you open both doors you have a wide open space instead of the obstructing corner pillar? I'm interested in the practical pros and cons of such design.. Would weather sealing be a problem? They sent us three versions and I just signed off and sent back the one we liked best. The impression I got from day one was that all the admin work was done by Eden Brae. Today I got a call from Stocklands advising my land was going to be registered soon so need to pay for settlement etc. I told them Eden Brae is looking after it, she said fine, that she'll look after it and talk to her manager and contact Eden Brae. I contacted Eden Brae advising them of the situation and I was told that it was my responsibility to sort it out with Stocklands and that they made it clear during the tender presentation. No, it was not, this was not made clear at all at anytime since first contact with Eden Brae. Otherwise I would have been prepared and chased up Stocklands and not be totally unexpected and lost today with their call. So then I called Stocklands back to say that I'll deal with them directly. I now get told that no, she's been advised by their conveyancer that it should be going through Eden Brae and not me. Now I wait for Stocklands to sort it out with Eden Brae... SIGH. I don't understand how something like this happens considering they would have had the process plenty exactly like this in the past. It isn't something new. Not happy that's for sure. .. Hey Terran We bought a H&L package through EB and settled on the land last week. We had a few issues similar to you. First we paid EB a $1000 "land administration fee" and were told that it would be returned to us when we exchanged on the land. Didn't happen. Then when we followed up we were told that no, it is applied to your house contract. In addition, we noticed that we were not receiving any updates from Stockland on timeframes for land registration etc. They were going to EB who were not passing on the information. We insisted that we be added to Stockland's contact list and that seemed to solve the problem. When it came to settle on the land our conveyancer dealt directly with Stockland - no involvement with EB at all. This is as it should be - the land contract is between us and Stockland, and EB is not involved. We got the impression that there is an agreed process but people at EB were not following it. Everyone makes mistakes but it would be good if they admitted it and apologised for the inconvenience. By the way, this happened to us even though this is the 7th time we have bought a property and I work in the mortgage business! It must be even more confusing and stressful for those who have not done this before. Just remember that the memory of these frustrations will fade once you have moved into your new home!
