Still waiting on anyone to share if they have got this water tank removed from their contract, Thanks. bugbos benzz3 Hi guys, I hope someone can help me out, I am about to sign a contract with Eden brae next week, I am building in Edmondson park - Landcom stage 4. I have been going back and forth regarding removal of the water tank as our estate will have recycled water connection. Eden brae adamant for me to 'provide land evidence of recycled water to lot for possible rain water tank credit of $2700 in writing'. I have checked with the guy from Landcom and he asked for Eden brae to contact landcom directly, but Eden brae need to see this on the contract of sales or some sort. (it is not written anywhere on the contract of sale - section 88b), Our land will be registered in July/Aug this year. Anyone has removed their water tank and get credit for it? any tips? Thanks guys. $2700 credit for the water tank? What size water tank is that credit amount based on, and is that just the tank or materials and labor associated? Is that for the standard round 3000lt tank or the slimline one? If its for the round tank that's a big markup, a Google search fins most 3000lt round tanks are under $1000 and slimline tanks are no more than $14000 I'd like to get mine credited so I can supply my own slimline tank to them, as per the building contract where there's a clause called "owner supplied materials" they told me some garbage that apparently they cannot credit basix related items, even though I would be supplying it to them to install and some builders don't even include the basix stuff. It's been a crazy week since our deposit for tender.. Trying to understand a lot of information.. Practically it's been an information overload.. Have been toying with a few variations in floor plan.. Had a quick visit to HOG on Saturday. Did a trip to the Sydney Home Show yesterday. So far, our EB salesperson has been quite nice and understanding.. Although not at the speed we had expected.. At this point of time, we don't mind as we need this time to understand the basics of home building and to be better prepared. To our sweet surprise we found the same size of land we are buying was priced 20k more than ours on the public release on Saturday.. I'm not sure how everyone's tender went but even though we are allocated 2 hours, mine felt very rushed at the end. I made a few changes to my floorplan so that took abit of time. What annoys me a little bit is now I've found out that apparently we have 7 days before we need to sign? At the tender, I was told that I had to sign it on the day otherwise if I delay it, it might delay construction and they can't guarantee the fixed price etc. So I felt pressured to comply with signing it on the day. I wanted to shuffle things around for the kitchen but didn't have time during the tender and was told that I can do that later on when we have our kitchen appointment. Depending on our kitchen design, this affects what kind of windows I get (size, design etc.), where they are located etc. I would have thought windows would be structural? So I'm confused on what is structural and will be penalised for changes later and what is not. What was everyone else's experience like with their tender appointment? Whilst on the topic of kitchen, has anyone uppgraded their kitchen and vanities to polyurethane? How much did it cost to upgrade? Also previous I asked about upgrading from concrte tiles to Terracotta, has anyone done this and what is the cost? I went to the Home show on the weekend and spoke to the Monier consultant there and he wasn't able to give me even a rough price estimate. Thanks! Personally i went thru the document may be 10 times and carefully written the questions I have. If you find any issues in the tender , straight shoot an email with all the questions and ask them to change the wordings and re book an appointment. if the tender is incorrect they can give you extra 7 days from that date. most important is you need to be very happy before you sign the tender. Regarding the kitchen if you go with the standard layout , you will not incur any charges , if you put any extra shelfing or you upgrade you will have to bear the charges. I opted for extra shelving and it costed me around 1400 dollars and bulkhead over the cupoards was around $ 680. some of the guys here upgrade their sink from standard and has to pay the extra. so it depends on your taste. Regarding the ployetharane you will be looking around 3800 to 4000 dollars just to upgrade depends upon the size of the kitchen , instead you can consider the semi gloss or full gloss in laminex. I was thinking about terracota tiles , however the cost of tile + laying is more than the ordinary tiles , so i opted against them. It depends on your budget. In that case I would ask to speak to management about what the tender presenter told about signing on the day and that you're unhappy they told you that.
