Although the total tank cost is not divulged we end up with a 3800L slimline colorbond tank in dune supplied and installed by tankworks. It's installed as a charged system on a piered extension of the house slab with a pump plumbed to toilets, an external tap and a float valve from the recycled water supply as backup. Happy enough with the system they are supplying, just wasn't happy with the specification process to get the slimline tank in lieu of a round tank. Apparently our tank is plumbed to the washing machine taps and is fitted with a mains diverter as back up. The Plumbing Code of Australia 2008 states: "PART 7—REQUIREMENTS FOR WATER SUPPLY WORK 10 Definitions In this Part— automatic or manual interchange device means a device that by way of manual or automatic means can alternate between varying water sources; Requirements where rainwater used for sanitary flushing. (1) If a reticulated water supply from a network utility operator is connected, or proposed to be connected to a building where a rainwater tank is installed for the purpose of sanitary flushing, an automatic or manual interchange device that allows alternate use of water from the rainwater tank or the reticulated water supply must be installed to ensure that there is a continual supply of water for sanitary flushing." Although the above regulations pertain to sanitary flushing, most people are also told by plumbers, builders and installers that they must have an automatic switching device when connecting to the laundry but there are other less expensive options including manual mains water switching devices, tank top up devices and dual cistern valve systems. The automatic mains water switching devices commonly used are the Davey RainBank and the Onga WaterSwitch. Most home buyers are not told of their options. SaveH2O Slimline tanks are expensive whereas small diameter but taller round poly tanks are much cheaper. Having multiple tanks in line also has the considerable advantage of being able to plumb a settling system. This is where the water is diverted into one tank but the pump draws water from another tank further along that has received decanted water. Space is at a premium, cost is also a consideration. the included 4000L round tank has too large a footprint for us and the difficulty of changing what the builder supplies outweighs the benefits of other options. If it wasn't a requirement under the DCP we wouldn't have a tank at all. Also with hindsight being 20/20 we would look into integrating the tank with the slab like Rem's neighbour has. SaveH2O A slimline tank's lower height also means that a greater % of water is inaccessible if an external pressure pump is used. SaveH2O Submersible pumps are the common choice with slimline tanks but many installations have the pump sitting directly on the tank's floor. Most manufacturers warranties state that their submersible pumps must be installed above the sediment layer and failure to do so voids the warranty. A submersible pump that sits on the tank's floor will simply vacuum the floor and this is why tanks fitted with submersible pumps usually don't have a sediment build up. Will be checking the installation thoroughly to ensure the warranty is not void. This is mainly because recycled water (in Victoria at least) is not deemed suitable for laundry use. Even though a tank may not be initially connected to the laundry, many people later retrofit tank water to a laundry or HWS. To top up with recycled water might be a Sydney Water requirement, I don't know, but as far as I know, there are no plumbing regulations preventing it. I would check with BASIX though...and Sydney Water too. SaveH2O Most people are told that they have to have an expensive automatic mains water switching device like a Davey RainBank but the plumbing code allows top up devices as well as other cheaper and bullet proof manual devices. If the estate is supplied with recycled water that is connected to the toilets, the recycled water can substitute for the water tank or solar HWS requirement. It is a regulation (one of many) that not all builders are aware of. I am wondering if BASIX have a similar regulation, it would be worth checking. SaveH2O In Victoria, if the estate is supplied with recycled water, it MUST be connected to the toilets even if a tank is optioned. This is crazy as it often means that the tank is under utilised plus the owners must pay for the recycled water. In the end will the tank be detrimental to the property if all houses in the immediate area are built by the same builder to the same standards with the same suppliers? Probably not enough to worry about salmon fishing and swimming upstream to supply their own tank and connections. I built with EB back on 2009.
