I think I might try what Need2know advised, will try and stick to the bigger air con unit as specified on my contract, which luckily doesn't say size may vary depending on house size. Thanks again! bigger aircon will give u bigger electricity bill. u consult with aircon consultant...they know lot better than CSA.. they can tell u which size aircon u need for ur house. Just tell them the name of the house u are planning to built and they will tell you the size of ducted aircon u need. they have list of different aircon model for different house. If u decide to downgrade ur aircon then insist with CSA to credit the difference between the previous one and new one. Anyway, I have emailed my CSA pointing her to original aircon unit in the building tender and said that I don't agree with the variation to the smaller unit. I understand that bigger unit meaning potentially higher electricity bill, but on the other hand If they do credit me a few hundred dollars which is highly unlikely, I won't be able to afford a bigger unit if I decide to upgrade in the future. I think I'm still kind of P!$$ed off with the fact that a 3 bedroom house will cost me $305K with not even simple wardrobe shelvings included where one of my colleague is building a 5 bedroom house with all the inclusions with Clarendon homes. Really?? If this is in Tender/contract legally they are bound to provide you the warranty...it is not that easy to say .... No warranty ... We recently signed up to purchase a house and land package (fixed price) at Thornton, Penrith NSW with Eden Brae as the assigned builder for our house last october. Being first home owners, we have little knowledge as to how the building a house processes should be and can be very daunting but to be honest until now I'm quite appalled with their approach. As part of the purchasing process we have to pay the 5% deposit on the total building price. Ever since we paid the deposit, we have received 2 PCVs from our CSO, the first one is to include the BASIX requirements and the other one for our extras (kitchen benchtop) after the choosing colour appointment. Being a fixed price house and land package the PCVs except for the extras are note only meaning we don't have to pay anything except for the extras. However, Today our CSO emailed us another PCV to reduce the size of our ducted air con from 14.7 kw with 2 controllers to 12.3kw with single controller which I assume would be cheaper for them to install and the PCV invoice amount is showing as note only and no change to the house price. This wasn't mentioned at all during the meeting with our Air con consultant during the day of our appointment. We're paying $305K for a 3 bedroom house (175m2) and really for that Price I was quite shocked that they won't even include shelves to the wardrobes and kitchen pantry... We do not want to change the air con unit to the smaller one and we were thinking to refuse the PCV but Eden Brae being the assigned builder this may cause problems?. Does anyone have any experience refusing a PCV? or Would anyone kindly please give us any advice or point us to the right direction dealing with this? Thanks in Advance! Where are you building - Thornton or Penrith - not a bad price for your land as most blocks are far more expensive than $155,000. Are you sure there are no wire rack shelving in the wardrobe and pantry - these are EB standard inclusions as it with most builders, if you want different shelving it is normally in upgraded packages. If requested they will do a PCV with the price for you to sign. Your basix PCV and any changes made after your contract are all PCV's - post contract variation - even if it is only a note only - this is very useful, you have a written signed record of what you have requested - believe me if you have any issues you refer back to your PCV's - I think all other builders do something similar - its a way of making sure everything is included, just takes a bit of getting used to. Painter end of this week. Everything has been done well. If they fix the slab issues as discussed we will be very happy, and at least we have not had to chase them, EB have handled this very well. We also sent another issue to management and this has been resolved to our satisfaction - well done EB. It's so nice to hear positive feedback and that they're helping you guys resolve it Jepunk - what size block do you have? The package price seems great, even if house is exi. It's a good price. Is the land flat? Or retaining walls? Gotta consider site costs, is it near bush? Extra fire safety costs. I think it sucks melamine isn't include in the standard pricing. Such a wrought. You could always ring griffin air outside of HOG pretend your a normal customer and give house size see what unit they would suggest. Before confirming the PCV is just find out why the air con mob changed it. Perhaps it's an error. I have the guys email if you need it. PM me and I'll give it to you. I am so glad that all your issues are finally getting resolved for you and that you are feeling more positive about the build. Hoping the slab issue gets fixed for you guys soon, but at least EB are moving ahead with the rest of the work. Sounds like everything else is progressing along very well for you guys now JepunK Regarding your house price of $305K, whether or not that price is a rip off really depends on what you ended up upgrading in your house (40mm stone, polyU, stone benches to bathrooms, down lights, etc etc etc). I am assuming that you have been through your appointments already as you mentioned that you had an air con appointment. Without knowing what you upgraded, its hard for the rest of us to make a call. Regarding your air con unit. You don't have to agree with the PCV. If it is written in your contract with no provisos then EBH are obligated to provide you with what has been included in the contract. They can not reneg on what is written without your consent. If you are still having problems then raise you issue to management. I have found that management have been fair with any issues that we have had during and after our build. House size will be 175m2. They quoted us $596 for the melamine shelves for the kitchen. After hearing that I didnt even bother asking for the bedroom. What riled me up the most is the fact being a fixed price and now they want to reduce the aircon unit without attempting to give us credit for the difference between two units and if we stick to the stated original bigger unit (SRA 153C), they will raise a clause that says any call outs re: noise and airflow will be chargeable and not covered by warranty. Again dictating one way variations decision. Surely, that's borderline illegal. Btw, on average how many PCVs you guys received before the construction starts? The only thing we've upgraded is the kitchen benchtop which is $2500. So now the price is 307.5K. In the contract the Aircon is stated as SRA153c 14.7kw..did not upgraded it.
