Our emails to them about defects started with the slab as they got the measures wrong in one section and said they would fix it at the end but we put our foot down and they fixed it. Internal · Front door needs to be replaced as the lock has been incorrectly installed with the check out on the stile bogged and redone on a stained door. The door is out of wined and the gap to the top quirk of the door can be seen from the outside · Painting throughout the dwelling is poor and looks like it has been completed by a handyman not a qualified tradesman · Square set feature around main bedroom door damaged, not level, not square and out of plum · Square set feature to right hand wall to entry hall, not level or plum · Cornice on entry hall to laundry on both sides finished short needs to be re done · Neash in entry hall not square or plumb · Hole in fibro in ensuite · Floor wastes to all wet areas not installed square to the room · Not all hole to all skirting and architraves has been bogged prior to paint need to be redone · Dents and indendations throughout dwelling · Handles to pantry incorrect to contract · Hole to kitchen in oven space still not fixed · Square set door openings not square and plumb throughout · Rangehood damaged · Paint all over tiles, windows door furniture etc · Window tracks and stiles damaged to staker doors, main bedroom and bedroom 4, stiles need to be replaced · Joins to ceasar stone not flush · Swinging door to vanity extremely poor · Mirrior to main bathroom small in width and height needs to be replaced · Family WC extremely poor finish throughout, wall joint setting visuable and can be felt, paint bubbling behind toilet bowl, internal corners needs to be seen to be believed. · Door to main bedroom split from lock installation · Tops of doors not painted throughout · Paint to bottom of doors not done on Entry, Bathroom, WC, Garage and Laundry · WC Door should be a safe door due to Australian Standards and WHS regulations External · Fascia board to complete perimeter not straight · Window seal bricks to all windows not level · RSJ’s to entry and garage not painted · Quad missing in sections and external has been painted · Downpipes painted the wrong colour to the contract · Shroud around electrical main wires short · Alfresco quad 50mm short to all 3 internal corners · Fibro to alfresco where boxed in for eaves should have been square set · Flashing not installed from main garage roof to entry hip end roof · Bricks install above garage main roof to entry hip end roof not level · Mitres to quad poor finish · Holes from quad fixing not patched correctly and still visible after painted · Paint on windows, gutters , etc Re: Who else is building with Eden Brae? 5749Jun 18, 2013 7:38 am Hi Hobbitized Thanks for sharing ur issues. i have seen a website where many EB customers complainted about their work. this makes me scared for going with EB. this doesn't mean they had all unhappy customers. all builders are same. just hard to find a good one to whom we can trust. I know it's too late now to step back. all we can wish is not to be victim like others. at the end it's just a waste of time chasing them to get work done. Did you measure it yourself? Just wondering what to look out for if EB ever start laying our slab. It is now 22 days after pegout. The SS's don't check the work that has been done every week and so the trades just rush and cut corners. I hope your build goes well and any problems are fixed ASAP. I agree all builders are the same but we learnt it pays to look around Hi! We have the same SS as you, and I feel your pain! I have torn my hair out the past 6 months when it comes to dealing with him. We have handover on Thursday and everything better be right to go. I made a complaint which went on deaf ears. Nothing in the house is checked after trades complete. I hope your handover comes soon. Hang in there!. A plinth is what is used in lieu of the legs. It has better support as the legs are made of plastic. Sort of a kick board. Where abouts are you building at? The site was not fenced properly or locked so we were able to measure it ourselves and as our water tank sits on the side of our house on the slab we have a small access way as it is and we found that they had made this part of the slab bigger. We told them about it and they said they would fix it at the end at hand over and we said no way. All they had to do was move some boards before they poured which they did in the end. We made sure we had the plans on us at all times and because the SS doesn't check everything we had too. Make sure you don't hand over if its got defects. Your the client/customer and your always right. Also watch out when they say "its only cosmestic" as this is false. Australia has a quality standard and they don't seem to comply with it. It's concerning how some homes quality of finish is great, and other people have so many issues. Probably has to do with the tradies, but EBH should be doing quality control on all their work and making sure tradies do the job right!
