Seems like there's a disagreement between my ss and cso. My CSO said that Tyrell certificate is required before she can proceed with settlement, but my SS said that Tyrell only produce the list of defect and it's up to him to fix it up. According to him Tyrell won't be back to verify the fix. I couldn't reach both my SS and CSO this morning and the settlement date is tomorrow. Pls advise. Thanks. We didn't get that until settlement which showed all things needing to be fixed at pci had been done. That was my experience. You also have the certifier come through, for me that was the Local group and they determine your occupation certificate. Now that I have been three weeks in my home. I am used to the appliances. They are indeed Italian made. The Chux brand stainless steel wipes keep the appliances brand new. We got the 900mm stand alone oven. So if anything goes wrong in the future, it can be replaced easily without renovating the kitchen. I have cooked and cleaned up after a couple of baked dinners, made cupcakes and muffins all turned out well. The microwave has a grill feature I have yet to use, and the oven has an auto cook, that I used last night to warm the garlic bread but then turned it self off, as I was busy with my pasta sauce, and draining pasta... A great feature. I bought an oven thermometer $7 from a homewares store as I was uncertain of the temperature at first. But it is accurate, just takes a bit longer to warm up then my previous Westinghouse oven. The one thing I would have upgraded in retrospect is the hot water system... I am used to an off peak system. I am not use to instanteous as it takes a bit to get to warm up especially travel through the pipes to my kitchen sink, which is in the centre of my house. I am happy though two people can have a shower at the same time, I can wash up and it doesn't affect the hot water... In my old house that would have caused issues. I don't know though if a different system would have made a difference though. Hi 1sttime, Can you tell me what size the standard natural gas instantaneous HWS is? We have just changed over from a solar heated system to a gas system and have 6 people in our family so we need to know that the one that EBH are going to switch it over for is going to be big enough to cater for the entire family. Thanks. It's instantaneous, that means you will have as much hot water as you need. It will never run out, as it heats as you turn it on. Although in most cases it seems like you have an unlimited supply of hot water, it would depend on the flow rate. The heater will only be able to heat up a certain volume of water per unit time. If you were to turn on many/all your hot water taps and showers, you may notice reduced flow and/or decreased temperature. As to exactly how much the flow rate or temperature will be reduced, it's best so speak to the manufacturer. Re: Who else is building with Eden Brae? 5657Jun 13, 2013 5:17 pm double storey A/C shouldn't be a pain when building a home because you allow for it within your build, but like everything problems happen. It seems EB doesn't scrutinize client variations enough on 2 storey builds. What would be the norm is the A/C contractor & EB would have the layout planned for the standard design homes so supply air registers & the supply ducts have room to be fitted & supplied. What you have to remember with a 2 story home the indoor unit will be located within the top floor roof space so ducting needs to run from the top floor roof through some void top floor living area & then be distributed lower level. Due to the construction there isn't much space between top level floor & lower level roof to run ducting & at times bulkheads maybe needed to accommodate the ducting. Depending on the size of your lower level & the above mentioned space & flow difficulties there are times there will be more than 1 supply duct run from top floor unit to lower floor. You have to remember the tighter the fit the smaller the duct the greater the pressure drop so there can be problems flowing the air quantity needed. EB when client structural changes are made should have a check list before they allow them ie load bearing effects, air conditioning lay out effects, etc. I don't think the A/C contractor is consulted because they already have set prices & systems sized for EB particular homes, so the hiccup problem is EB allowing client changes without overseeing how those changes will effect standard inclusions already existing. In EB defence I don't know any builder who plans ahead to well when changes are made from the original design when it comes to A/C. I have experienced same problems within multi million dollar homes when architects etc are only working on the one job & being paid mega dollars, so you could excuse a kit home builder for the oversight. Re: Who else is building with Eden Brae? 5659Jun 14, 2013 9:49 am We have downlights in our house, and there are no vents centred. They obviously have to work around the beams. We had a major issue with the one in the kitchen, where in the display home it is in the middle of the kitchen but in our house it was over the bench about 1-2M from the family room one - right in between our light provisions for 2 pendants. We were told this was because of the I-Beams in the ceiling. There are regulations and how many cuts/holes you can make in an I-Beam and hence the vent was installed where it was. We ended up getting this vent moved to a wall vent above the fridge space to alleviate any breeze issues with the pendants. I am also still having issues with the air conditioner noise. At night it is almost unusable due to high level of noise this unit puts out. (SRA173). Griffin have advised it is normal, but I still doubt it. I am going to contact Actron and see what can be done. If this is normal, my opinion of Actron has gone down the toilet.
