How exciting. We had our DiL, plumbing and electrical appointments today, so thought I'd mention our choices in case it helps someone-though we were pretty boring and I forgot to take pictures! FLOOR TILES: 450x450 Charcoal Matte floor tiles CARPET: Charcoal colour carpet- blue underlay (upgraded underlay) ENSUITE AND BATHROOM: 450x450 Charcoal floor tiles with large shiny white tiles on wall (don't know name, but in standard range). We opted not to have a feature tile and will decorate with accessories. The 450x450 floor tiles will incur an additional laying charge for those people interested. KITCHEN SPLASHBACK: Greyish colour reticulated 600x300 porcelain tiles with matching grout colour. Apparently reticulated tiles have straighter edges and don't require as much grout. Paying for different grout was $17 per square metre, so all up, the lady predicted the splashback will cost $500-$600. From a distance, it will look a little like glass, but obviously you can tell it is a tile up close. We upgraded our ensuite shower to a rain style shower coming out of the roof and upgraded to a soft close toilet and a double towel rail in the main bathroom. We don't have final price for this, but the lady estimated that with installation from roof, it will be approx. $500. The sink for our under mount sink was roughly $300 (I don't have final price list yet; just going from memory of conversation). It has an in built strainer and bread board. I have good news for those with electrical appointments coming up and not so good news for everyone else. As of yesterday morning, the price for downlights dropped $20 per downlight. They are now $115 each and the batten is worth $75 so the difference is only $40. Apparently this is because Eden Brae are selling so many downlights now that their buying power has most likely increased. The electrical presenter was fabulous and suggested ways we could save money. He told us to get provision for fans and pendants and have them installed later (they will install pendants for us if we supply them-this cost approx. $40 per light) to save a lot of money. The antenna was just over $700, so maybe a bit pricier than recent pricing. He said it is a good quality one and he wouldn't suggest doing this post handover if you have a colour bond roof as if damage is done, you have no leg to stand on with Eden Brae. We don't have colour bond, but got the antenna anyway to save hassle. Our electrical was $6500, but we got everything we wanted including a junction box to hook up power and lighting to my husband's planned workshop (he loves woodwork) and a separate junction box to use for a future pool (our electrical box is a long way away from the proposed pool site). So what does $6500 in upgrades get you? We got those 2 junction boxes ($407 each), an extra power point in all rooms ($81 each), fan provision to all bedrooms plus alfresco, 38 downlights, TV antenna ($713), provision for 2 outdoor flood lights, a sensor light, provision for 3 pendant lights in kitchen, 2 extra TV points ($110 each), 2 outdoor power points plus a power point added to meter box plus all the standard inclusions. I hope this is helpful. Have a lovely long weekend. We are meeting a real estate agent to prepare to put our current house on the market! Nice work remembering what you did, it sounds like you made some good decisions today. I'm really glad to hear the price of downlights has gone down.
