The telstra ONT, gateway etc is all in my garage. In my study etc I just have the computer and plug it straight into the data point that all goes back to the garage. It looks cleaner, you dont have gateways, routers etc in the house and my garage never really gets that hot or dusty so can't see any issues with it. Re: Who else is building with Eden Brae? 4067Apr 18, 2013 4:25 pm Thanks livewildcard, we have a storage cupboard in the garage I could use as a server/data area. Re: Who else is building with Eden Brae? 4068Apr 18, 2013 4:26 pm The acutal ONT in the garage looks clean as well its small and compact and other than the power cable coming out into the wall and the battery its pretty neatly disguised, even with those you hardly notice its there. Re: Who else is building with Eden Brae? 4069Apr 18, 2013 4:33 pm ohmistershefield25 Before the internet they didn't need NBN We have our electrical appointment in the first week of May. I wonder if they'll be able to assist with the questions and requirements. Hopefully it gets sorted 1sttime, I haven't explored to the main forum. I'll keep an eye out for your post and the responses. Have you figured out what you will be getting at the electrical appointment? On a side note: I have found this forum and the threads of great help. Thanks to everyone who has assisted in helping and contributing to our house. Everyone's experience and help has been of great assistance so thanks again! We have allowed $6K however some of that might go on the kitchen. Did you research much on requirements excluding lighting? i.e. CAT 5 or 6? I've seen the terms being used, just not sure what they mean. I would also like speakers in the rumpus for surround sound. Totally agree with you Sheffield. I wouldn't be aware of issues if it wasn't for this great post and people making it what it is. Re: Who else is building with Eden Brae? 4071Apr 18, 2013 4:43 pm $6 for electrical? That's a good amount? What items are of thinking of getting? yeh we got a few points but mainly got lighting and PowerPoint provisions. Upgraded alarm and a few foxtel/tv points for hard places. We will try to maybe add a few cat5/6 later on if we really need it, but for now we will leave it as it is. Cat 5/6 are just cabling for net I think(correct me if I'm wrong). I want to hook up speakers later too but the prices through HSI were excessive for speakers haha so I will do it later. Cat5 can handle speeds of up to 100 Mbps, although this may be sufficient for today's NBN I don't think that it will be installed in new houses. Realisticly you're looking at minimum Cat5e which can handle speeds of up to 1 Gbps (1000 Mbps). Cat6 can do even faster. Re: Who else is building with Eden Brae? 4073Apr 18, 2013 4:52 pm Consider Cat5e and Cat6 tunnels. Cat 6 is a bigger tunnel and can let more through. Cat 5e is smaller. However in saying that Cat5e can handle up to gigabit speeds (i.e something we wont even see with the NBN to homes). Cat 6 can handle up to 10 Gigabits I believe which is what China is currently investing heavily in and the speeds would be something to marvel at. So Cat5e will do, however for future proofing and latest technology Cat6 isn't really that much more expensive I believe i.e 100 mhz vs 200mhz etc. There are of course other changes/differences in the two so depends what your requirements are: if its just internet or something else. Google will lead you in the right direction pretty quick. Re: Who else is building with Eden Brae? 4074Apr 18, 2013 4:58 pm Our house is having cat6 that's about as much as I understand about that..lol hence why the NBN connection is confusing me. Re: Who else is building with Eden Brae? 4075Apr 18, 2013 6:36 pm Baulkham Hills muzzy Hi all, Has anyone had to get quotes for things like landscaping, blinds, fencing and flooring to satisfy the bank prior to approval? I'm finding it difficult to get proper quotes since nothing is constructed as yet. Just wondering if anyone had to go through the same process? We didn't, but we are funding a bit slice of our build ourselves. In regards to blinds, are you able to just get the stock standard plan of your house (with window codes) to hand over to a blinds place? They can provide a quote based on the codes of the windows (that is if you don't have your house plans yet). For flooring, you might be able to get an estimate based on the floor sq meters size. Are you doing flooring yourself? or will that be done through EB? Will your bank be happy with you providing provisional sums for all that stuff or do they have to have proper quotes to look at? Thanks very much for your responses everyone. BankWest has minimum fit-out levels and these items are included in the list. Basically the bank wants to know that we can still pay for these items post handover. As far as what Broker told me, they can't be provisional costs, they need to be proper quotes with company logo. I managed to get on to this site called serviceseeking. Basically posted my jobs and people started bombarding me with calls and rough quoted lol. Thanks for the heads up regarding valuation though! It would suck to have to pay all those costs up front! Re: Who else is building with Eden Brae? 4076Apr 18, 2013 6:38 pm ohmistershefield25 Yes, the Estate is NBN ready. We're paying $1000 to EB to supply the requirements. Thank you for the link, I'll go over it before our appointment. This puzzles me unless your adding extra data ports, my estate is nbn ready (is a new estate so nbn is your phone connection) which supplies the phone/data & is included with my home. I only get one data/phone port within the house but there is no cost to me. I was sure I would have to pay for connection but at wiring appointment I enquired when placing my data/phone point & adding gpo's on the wiring diagram why wasn't the gpo for nbn marked in garage (the nbn equipment needs 240vav power). I was told it was included so I asked it to be placed on the wiring drawing for my peace of mind & all my data/phone cabling is cat6, I didn't have to pay anything extra. It maybe that the EB package for my estate included nbn as it also includes mail box & water tank due to developer requirements, so the package price for my estate just contained the cost others are paying for. Re: Who else is building with Eden Brae? 4077Apr 18, 2013 6:54 pm Our NBN requirements were $626 in our contract and tender. Basically running conduit where required for connection, cat6 wiring and one data and one phone point. We upgraded for an additional 2data points and one point point... it must have been in your package zRoyz... Otherwise another example of EB inconsistent pricing. Re: Who else is building with Eden Brae? 4079Apr 18, 2013 7:12 pm AshtonFoxley30 1sttimebuilding The site supervisor is doing the gyprock kitchen flooring tiling etc before the brickwork as they have no bricklayers. This is my concern as I have build before and understand that this is not normal practise for Eden Brae. I have seen it done before but that was years ago - about 14yrs ago - and that builder did a few perhaps for the same reason but I haven't seen any building doing it lately. Don't think I would be happy with that. All I really needed was data points done... NBNco will even do the fibre connection to your house free of charge... Hmmm.
