I presume the slope across the building envelope will end up with 4m+ fall at least. I would like to know if others have similar kind of block and would like to share some experience as to builders available for this kind of block. Thanks. May be I should have explained a bit more. I have done quite a bit of research on this topic actually and have read most of the topics related to slopping block in the forum. Including those related to land excavation. The threads I have read does not have at least 4m+ drop across the building envelope. This is why I would like to know ask if anyone have similar experience on building on this kind of blocks with huge drops. To give some more information on the land, the block has a drop of approx 20m over 62m from front to back. The drop is quite uniform. I was thinking about going to build a pole house but haven't come across any builder in Melbourne who do this kind of building at least not as easy as to locate one in NSW or QLD. Several of those threads do have posts from people why have massive amounts of fall across their blocks - try digging a little deeper (it shouldn't take you long). I approached many of the big name volume builders, but none of them would build on my land due to slope. The closest I got to a big name volume builder was Clarendon, but their tolerance was 3m fall, so they also refused me. I then went to a medium sized volume builder, and they're happy to build on it (builder flattened it, as it's more expensive to build on split level). I can't name my builder as I have critized them a lot in this forum. They are still considered a volume builder, because they still build by "volume", just not as voluminous as the big name builders. With medium to small builders, they are not fuzzed about building on any slope. Beggars cannot be choosers. To see a list of big, medium and small builders, just go to the ProductReview website. They all have bad reviews, but I had to choose somebody. Just choose the lesser of the evils (although I really couldn't tell which ones are less evil). I have the same feeling as you do. I'd went to look at productreview website. It really looks at if everyone of them is an evil. For the ones which it "claims" that they are the lesser ones, those are the ones that don't want to deal with slope I guess I will need to continue with more research on this topic. It really looks like there aren't as many alternatives for building on slope in Melbourne than in other states. We're still waiting for plans to be finalised so aren't certain of site costs at this stage but we have found a number of builders happy to tackle to job. One that might be able to do work in Melbourne are Hotondo Homes and depending on where you are in Melbourne there is also Eynesbury Homes. We also have builders in Bacchus that will be quoting for us but I don't think they'll build in Melbourne. Good luck and once I get my site costs, in case you're interested in building up rather than cutting for a slab, I can let you know. So I think I would rather building up than cutting for a slab for sure. Building on stilts is surely on my list now. Thanks again. Re: Builder for slope block in Melbourne 10Feb 20, 2012 3:46 pm I have been reading the threads on sloping blocks and thought i might be able to offer some insight. There arent really any issues with building on a sloping block, the issues are generally the design. If you try and put a square peg in a round hole it just gets hard and costly. The place to start is smart design, either with a builder or designer/Architect and builder who can work together. Sloping block construction can be a little more costly but this is generrally related to the foundation structure and the feeding and discharging of the services. This is usually the case on large sloping blocks 15 + degrees. It can be a little risky for the builder/owner if a builder has plan landed on them, the Design person and engineer hasnt had much to do with the situation. Everybody takes a financial risk, albeit in most cases minor. This situation is no different to discovering and creek bed in Boxhill when doing foundations. I am trying to make use of the size of the block to design the house now. I would really like to know more details. I presume you go with a custom builder right? They are building a place for nina marie (she has a thread on H1) here in Sydney and she has a big slope (not sure of the measurements). They seem to be doing a great job. The only other company I know is Tullipan who specialise in slopes but of course they are in NSW. You could always call them and ask them if they recommend any builders in Vic? I'm contacting Hotondo as well and see if they have anything to offer so far haven't heard from them yet. I have been getting some estimates and quotes on designs and come up with a huge range. I am starting to look at designers specialized in slope block from other states. So far response is quite good and I am working on some plans alternation to get a better estimate. I did look at Tullipan as well, too bad they don't build in Vic, otherwise their designs would be quite good. We are currently building a custom home with Eynesbury Homes and are at Lock Up stage. Despite having had a hold up on the Hawksburn bricks (thanks to Austral), the process has been fantastic! We actually met with various builders including Hotondo Homes (Darvale Homes) in Melton, Total Builders (Bacchus Marsh) and Greybox Homes and were so glad when we found Ivan from Eynesbury Homes. He is the owner/builder and supervises each project personally. He is also very reasonable re: pricing. I'm sure you will be very happy dealing with him. Dixie: I'd notice there are quite a few nice builders from west side of Melbourne. So far none of them like to build on the East side. Quite a few just run away after looking at the contour survey I am getting into a conclusion from things explored for past 2 ~ 3 months. Most custom builders/designers I have contacted so far recommend cut and fill split level + brick house. That's for the ones from Victoria. For the ones I have contacted in NSW/QLD, they seem to have far more interesting idea to build house on slope. One of the architect that I had spoken with had a cute comment, "it seems that building style in Victoria still can't shake away from brick + tiles. But the innovators are actually in Victoria as well." So it's kind of strange. Anyway, I'm trying to draw up some plans to get an idea what I can and I can't do. I'll post some here if anyone would like to take a look.
