I posted a few days ago about our decision to build with the big 'M' in the coming months, we just need to find some land/old house to demolish and we are all set to sign our life away (so to speak!)
Anyway we have been sitting down trying to work out our budget and would LOVE some feedback on it if you don't mind. We would esp like to know if people think we are underestimating things - if we overestimate that's gotta be a good thing right?
Anyway VJ has so kindly already helped me with alot of things so I thought it would be helpful to compare with others who have included similiar things as we intend to
Ok here goes...
1) $240k for base price of house - We intend to go for the Laguna 33 or 35 by M-con
2) $30k in site costs - we should have a pretty flat block after demolition, but I'm guessing the soil may not be so great as it is in an old established area
3) $20k to demolish an old house
4) $20k in add-ons to the floor plan - rumpus room and alfresco (both can be included as 'extras' to the basic floor plan) Also some money to reduce the size of the WIP to make way for a bigger fridge space
5) $20K for timber floors to the entrance hallway, dining/living/kitchen area
6) $15k for carpets to study, formal lounge, and all of upstairs (4 bedrooms, livng area and hall) Also tiles to the rumpus room
7) $20k for window furnishings - would hope to get some nice plantation shutters on quite alot of the windows if not all
8 ) $10k for paving/driveway - don't need anything really fancy
9) $5k for misc stuff - doorbell, clotheline, letterbox, flyscreens, tap behind fridge, fans in laundry etc
10) $5k for current promo pack - includes 20mm caeserstone benchtops, 20 downlights, 2550 ceilings to ground floor and a few others
11) $20k for ducted refridgerated air-con and upgrade to 5 star heating
12) $5k to increase the upstairs ceilings to 2550
13) $10k in various upgrades to kitchen - microwave provision, upgrade benchtops from 20mm caeserstone to 40mm in kitchen, laundry, bathrooms, some cupboards etc
14) $8k for electrical - add some more downlights, extra tv points, more powerpoints etc
15) $3k in brick upgrade and off-white mortar
16) $2k to upgrade stair covering
17) $1k to upgrade doors
18 ) $5k to upgrade insulation to R3.5 (walls/ceiling)
I think thats about it...around $440k in total, leaving me approx $410 for an old house/stamp duty OR land/stamp duty in the Newport area.
What do people think, am I forgetting anything major....I have not included landscaping as this is my fathers and my husbands best friends profession and we intend to do it rather cheaply...
