The master suite is well designed ... love it!! For info on our build: viewtopic.php?f=31&t=43093 Built the McLaren by Dechellis - slab down 22 Feb - handover 30 Aug 2011 - and gardens finished 9 Dec 2012!! Re: Our New Home - Clarendon Maitland 29 8Feb 07, 2012 3:49 pm Does anyone have any info/hints/tips for moroka or similar finishes? I know you should have flush mortar, kind of a given. But are there other things that can help/affect application and appearance? This is something we are thinking of including in the build on the front elevation and then completing as time and $$$ becomes available. Are there some bricks that it applies to better than others? Thanks Dan Re: Our New Home - Clarendon Maitland 29 9Feb 14, 2012 9:28 am Another question, has anyone had any luck getting Clarendon (or any other project builder) to modify a payment schedule? Re: Our New Home - Clarendon Maitland 29 10Feb 14, 2012 9:35 pm There is the HIA payment schedule. Unless there is a "special" reason to vary the schedule (which is really to include more progress payments due to a large build, which you don't have), or there are extra site costs, then you may certainly insist on schedule method 1. My Build:https://forum.homeone.com.au/viewtopic.php?f=31&t=50541&p=772361#p772361 site start: 24/8/11 slab: 5/9/11 frame: 21/11/11 lock-up: 6/6/12 Re: Our New Home - Clarendon Maitland 29 11Feb 16, 2012 9:07 pm Thanks katman, Clarendon provides the hia contract with their own pages thrown in. My main issue is that one payment is due at completion of brickwork, not lockup and the last one is due at COMMENCEMENT of internal linings... On another note I was hoping I might be able to get michelle( or anyone else with a nice eye) to take a look at this http://www.clarendon.com.au/homes/detail/3397. And give us some ideas about colors. We are thinking widspray for roof and a creamy coloured brick- but are open to the idea of moroka or similar to achieve the "clean country" look we are after.... Re: Our New Home - Clarendon Maitland 29 13Mar 17, 2012 8:46 pm Looks like you will have a lovely alfresco! What type of flooring will you have there? Decking? Concrete? Tiling? We're still trying to decide what to do with our alfresco area ... Building ??? with ??? Re: Our New Home - Clarendon Maitland 29 14Mar 30, 2012 6:13 pm Hey guys and gals. Haven't been on for a while and see I have some messages! Our alfrescom will be decked 3 meters past end of house and around into our ensuite courtyard and in the other direction along to the laundry door! I haven't decided whether to keep it the same width in that direction as I am unsure it it will look silly or not- I might step it back in somewhere along there. And no- they flat out refused to change payment schedule. I have letters ready to send to ministers as the whole building industry needs a good deal of regulation or consumer protection I think. Cheers Re: Our New Home - Clarendon Maitland 29 15Mar 30, 2012 6:14 pm Will also be decking the front verandah and beyond around to the garage Re: Our New Home - Clarendon Maitland 29 16Mar 30, 2012 6:17 pm Should also add we did interior colors yesterday!!! Very exciting... Need to get 100 tonnes of fill for our driveway though and it has been more difficult than expected! So hopefully can get that sorted before they want to start! Re: Our New Home - Clarendon Maitland 29 17Jul 17, 2012 5:24 pm Well, as you can see- it has been some time since I have updated. Seems the payment schedule was just the start of the issues. But thankfully all current issues are resolved and we are moving along. Without going into too much detail (ask if you want it) we had: issues with storm water variations. That is we have no storm water in the area(rural) and were charged a 8k variation to handle storm water as specified by hydraulic engineer. These plans were never shown to me prior to sending them to council and I was naturally unhappy with that and the cost. A variation for the slab because it was longer than 20m - yet the normal size of the house has a slab longer than 20metres. I stood my ground and believe it or not got somewhere with them. It seems once you get beyond the somewhat incompetent admin staff there are knowledgeable and understanding individuals that are willing to compromise and seek solutions. FYI the storm water issue took about 6 weeks to resolve but turned into a $3k credit rather than an 8k expense! Thumbs up for Clarendon here- but it is stressful and I don't know why it can't be done right in the first place. Anyway fast forward to now and ignore the mess, stress and what seemed like constant arguments we found ourselves in and we have been to our tiling and electrical appointments. And just last week they started on site- excavated and even a toilet now! Our gravel driveway did get torn up (he got bogged) by a not too bright truckie that tried to reverse unloaded up our road which led to a somewhat irate introduction to our SS complaining about our access road (which is about a million times better than the ballast on the ground that they call an access road). Once he found out what actually happened he calmed down- it did take me a few days and a few hundred $$$ to fix though. So, I guess the moral of the story is if it doesn't look right, it's probably not and chances are- based on my experience, they're trying to screw you I feel some of their practices are downright deceitful something which I intend to take up with the appropriate legislators once I have a house. Anyway onward and upward. Hopefully we can have a relatively smooth ride from here on in. I'll upload some pics when I get a chance. Re: Our New Home - Clarendon Maitland 29 19Jul 22, 2012 2:21 pm Form work for slab was done yesterday which was a sat so I was impressed. Great guys too very nice and they too have their frustrations with the incompetence of many in the Sydney office.p it would seem. By the end of this week we might have a slab down!!! Re: Our New Home - Clarendon Maitland 29 20Aug 14, 2012 11:59 am Things have been rolling along nicely. We had one issue with the concrete pump almost reversing off our driveway when they pumped the foundations. Which was, well scary. I don't think a $1,000,000 machines in our damn would have made a nice garden feature. Fortunately the got it out after 2.5 days. And they were willing to come back and pump the slab- following the huge expense of repairing the driveway damages they made. Anyway, repairs done and a couple of dry weeks later they were in and pumping! But at the moment it sure feels a little like they are building a Cockington Green version of our house (exaggerating slightly ,,,, and for those unaware of Cockington Green- http://www.cockingtongreen.com.au/ ) Frame is arriving this week, probably as I type and they will be standing it next week. That's all for now the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 3132 The two 15mm holes are obviously not compliant. The Dept of Fair Trading would love to see this one! Do the gutters pool water after it stops raining?
