My husband wanted to buy a bigger block but i really throught this would be big enough. Does anyone else have this size block that could help me out with what house they built and if they have much of a back yard? We are building a double just to have a backyard but I would really prefer to have a single story but am worried that we will be left with no yard. (we have started building yet or signed any contracts. We are a young married couple and are wanting to have kids and have room for them to grow. Help! A few things to consider, if you build a single story and have a small yard, is there at least parks/parkland near by for your (future) kids to play? That's an alternative at least. If not - friends of ours did exactly that. Dream house, dream suburb, but small block. Got pregnant, BAM -twins! Twins + no yard = no go. They sold up and moved. They said it themselves, they just didn't plan far enough ahead. When it comes down to it, you'd be glad for extra space as opposed to regretting going the smaller option, that being said it does depend exactly how much yard you will have - you may be able to make it work with some clever landscaping & outdoor areas. Have done the big block thing before. If you are going double then the left over yard should be plenty unless it's a huge house. We have a 4m setback, 4m at the back, 1.2m down one side and 2.1m at the other side. Re: Block Size 448m2 5Feb 04, 2013 9:51 pm How big a house do you want? 3 bedrooms? 4 bedrooms? One or two (or more) living areas? A study? If you only want a 3 bedrooms and modest living area, you could build single story and still have quite a nice backyard with room for rotory clothesline and trampoline (just for visualising!). But if you want 4beds, study and two good size living space and maybe a study... you'll need to go double story to keep the backyard. Maybe find a few plans that fit your general parameters, do the maths and work out how many meters they'd give you in the back, then see if you can mark it out on the ground where you live now, or at a friend/family's house to give you a better visual. Keep a long measuring tape with you when you visit display homes and measure up the space they have in their backyards and how it has been landscaped. Think about utility, not just looks. In the end, how much space you want is not something anyone else can advise you on. I can only suggest that you find out what a 3m/5m/7m backyard feels like to you and then decide. We found the house we'd like first and then set about finding a block that would work with it. Our house is 13.8m wide by 22.8m long (266m2) and we're putting it on a 20m x 40m block (800m2) This leaves us with 5m at the front of the house and 12m at the back. We also have a 3m easement at the back which can't be built on, so about 9m of yard in which to put a garden shed, clothes line, and future swingsets/basketball hoops etc lol. - MrsT Brought first house in 2008. Hi dragonchild, Yeah we are wanting a 4 bedroom and a study. I think we are going to go and mark out on our land how much room we will have (if we build the single story) but i think my husband is set on building the double and keeps telling me to "stick to the plan". Buy some marker paint from Bunnings and mark out your building pad, taking into account setbacks and easements (e.g. can't build with 6m of the front, 1.5m from side boundaries - all dependent on your council). Doing this should give you an idea of the area that you have to work with. Some councils will only allow your house to take up a certain % of your land also, so a single story may be out of the question. As Dragonchild has pointed out, I think you will struggle fitting a 4 bedder with living areas, outdoor area and have a decent backyard with a single story on your size block. Why do you have a preference for a single story? There are definitely some benefits - e.g. Cheaper to build, no stairs, ability to access the roof space much easier. But a double story will offer you much more flexibility and allow you to maximise your yard space if that is important to you. That being said, if you have parks and other recreation facilities available in the area, yard space may not be all that important. Now just need to see how it would look on the block. Time to try and convince the husband. He is really set on the BIG double story. I guess it does all come down to $$$ All sorted guys.
