Browse Forums Building A New House 1 Feb 06, 2012 9:25 am Hi everyone, I'm new to here so please be nice to me I have bought a vacant land at Parkbridge (Middleton Grange) in Sydney. I got Firstyle to build Newbury32 and here are some questions if you could help me please? 1. Solar panel and fibre link (for NBN). Are they compulsory when building a new house? Who is going to pay for the installation/equipment fee? The builder or me? 2. (sorry, this is a stupid question) If I'm not upgrading anything, e.g. just buy a land and build a new house on it. Do I still get the basic stuffs like cupboards, sinks, tiles (but no carpet), lighting, water taps, gas (or electric) cooktop/oven etc...??? so in other words, I can move into the new house straight away without issues? 3. Anything I need to aware of when building a new house? thank you very much everyone! Cheers! Re: Newbie questions, please help? thank you! 2Feb 06, 2012 9:43 am Hi Tonycfc Welcome to H1! In answer to your questions: 1 - don't know sorry - someone else I am sure will be able to help you on this! 2 - check out what inclusions your builder has to offer, but yes you will get all the basic stuff like sinks etc. Be careful that you don't expect your home to look like a display home though - most display homes are full of upgrades - a display home might be $200K more than the base price of the house. Common upgrades are more powerpoints, lights (we spent around 8K on extra powerpoints but I am determined to never need an extension lead in my house!! ) kitchen upgrades such as having stone benchtops etc. It all depends on whether you like the type of selections your builder has in their standard range! So, yes, you should be able to move into your house without any hassles - although you will also need to get things like window furnishings etc if that is not included in your build. 3 - have a look at viewtopic.php?f=31&t=5823&p=827303&hilit=things+you+forget#p827303 - it has some really useful tips! Our building thread: viewtopic.php?f=31&t=51657 Re: Newbie questions, please help? thank you! 3Feb 06, 2012 9:55 am If your building in an NBN estate or area etc the NBN will be set up to basically front of your house. It will then be your cost to link it from the street into your house and around the house for wherever you want the points etc. You will pay for this not the builder. Inclusions will vary from builder to builder but there are some things that they must include. Chances are looking at "base prices" they wont include carpet and tiles to main areas, blinds etc etc You will get tiles to bathroom etc because that is required. Obviously just basic ones though. So never look at the base price and go "wow thats cheap". Add driveway, floor coverings, basix etc etc. You can usually get each builder to give you a "turn key" package which means you can move straight in. But even then usually doesnt include fences, clotheslines sometimes etc. If you are looking at builders ask them to give you a "turn key" quote then compare. This may not neccesarily give you everything but a starting point. Re: Newbie questions, please help? thank you! 4Feb 06, 2012 12:51 pm thank you for the quick replies!!! thats right! im not expecting the "base model" will be as good as the display home. im just trying to find out what's included so im not going to upgrade them for now. I want to spend my money on tiles, carpets, air-con, fences, landscaping etc first because it is easier and cost less while building a new home... and maybe 1 or 2 years later when I have more savings then I will upgrade those minor stuffs like what i said in my first post (sinks, shower screen, oven, doors etc...)
