Should have our final inspection by 4th June <claps excitedly>. Thought I'd add a couple of kitchen photos now that its almost complete other than items that need to be installed after handover ie pendant lights, stove and rangehood. I've put a deposit to have LIH do a custom design. So far, the preliminary drawings part is taking so long. Even some small changes can take a week for their drawing team to make. The whole process has been really slow. Just look at your building timeframe, do you think LIH is much slower than other big builders like carlisle homes,Metr!on etc. What do you think their workmanship? You're dealing with a custom builder not a volume builder, so they have to do the drawing from ground up and any change can affect the structure and end being a large change that you don't really notice. From what I'm told they are very busy as everyone I've talked too is very happy with their quality which equates to them having a lot on their plate. All the tradies that worked on my build where all polite and more than happy to have a little chat. The quality of work is on the good end of the scale. You will always find problems, errors, incorrect things done but its how they handle them that makes all the difference. Everything I pointed out that needed to be rectified was resolved to my satisfaction or even better to my wifes satisfaction All my window and sliding doors are a upvc double glazed which they have never used before but it was handled without any hassle. Their time frame is 240 days but be ready to add 28 days if it goes across xmas for the break period, so 9-10 months. They are very slow as compare to other even compaare with cutome builder. I will suggest, if u have cool off period, cancel the contract else u will have tough time ahead. I signed contract in last year in June. July land was settled, but they have nt completed yet. First they incorrect site diagram means driveway was in wrong direction. actually what I have feeling they do not have good team. this is my suggestion. they will finish the work very fast until fix stage then u wait wait....and wait that I m doing from march till date. What did your SCS say about the stuff up the site diagram and slowing down /no progress on construction? Only builder cleaning left from last month and some small fixed before first inspection. Whenever i asked their reply is, they are not sure at this stage. State where i am building, there are some house started after me and have already finished. Lourance: i think its frustating for me becuase this is my first house and sales teams always says that they finished most of the house in 6 month. I think going big builder is much better then small builder. Building timeframe is 240 days excluding xmas period plus weather... With reference to build time they do it as per the time laid out in the contract, ours had a bit of trouble at the start due to them needing to find equipment that could dig 8mts piers. Our house is 22 sq + a 4 sq garage. Think the base cost was $260,000 which makes it around $10,000 a square. Quality is good and all the tradies seem to enjoy working for LIH. A work friend also had some work done by LIH and he was very happy with the finished product. Hope that answers some of your questions.
