A bit of background first. We first bought a House and Land package from Henley Homes in 1995 for $136,000 had no real issues with them back then for a budget home (got what we paid for) and purchased the block next door 5 years later for $33,000. It been our ozzi bush garden/BBQ/veggi patch for the last 10 years and as we are now in our early 50s its time to think ahead and we decided to build a new home that would have low ongoing costs as we go into retirement in 10-15 years and turn out existing home into a rental. 10/01/2012 First hardest thing was making the decision to go ahead and build a home (this would destroy our nice bit of Australia garden). The time is right now with the home market in a slump and builders’ discounting and throwing in extras and not forgetting the carbon tax that will add about $5000.00 to the average home in the new financial year. Next action was find all paperwork only to find that we did not have the title to our land and the bank that held it says they do not.. This meant we have to get it replaced, witch isn’t a simple process and we engaged conveyance services to handle this. $1,500.00 (about $1000 for government and $500 conveyance fee) was an estimated cost and approximately 1-2 months depending on how fast the bank replies to his request about the lost title. Had original plan of subdivision that showed easements on the block. Talked to the local council with regard to what restrictions i.e. minimum distances can build from boundaries, how far back from front of block house can be build, how close to boundary fences and any other caveats with regard to the estate (we had none as estate was 15 years old). Worked out maximum width and depth the house can be and for us its was 12mtrs x 22mtrs. What do we want in this house, time to sit down and make a wish list. 3 bedrooms, double garage, theatre, activity, study and open plan. Get on the internet spend many hours surfing builders web sites. Spend a few days touring the display homes with tape measure and note pad in hand. Ok add butlers pantry, alfresco and lots of ideas what to do to our design. 20/01/2012 Nothing we saw in existing home designs really suits our needs and if it did it didn’t fit on our block. Spent next week producing a custom design. 25/01/2012 Completed design draft phoned and emailed to various builders for a quote. First quote from Nava Homes $248,000 with P type slab, Deluxe Inclusions and if we get in before the end of Feb free evaporation aircon (hmm is that a incentive lol) . The sales person from Nava was very good and seem to know what he was talking about. Talked us out of a few inclusions that would have added $25,000 to the price of the house (ie bifold doors) which was good and he could actually understand the block easement notations. There didn't seem to be anything they wouldn't be happy to do. Ah a complete salesman.. gotta love em More quotes to come ....... The plan looks great by the way .. plenty of room for everything and loads of storage. You might want to consider a high window in the closet at the front of the house to allow some natural light in ... I would love it if I could have done that. Keep sending the updates .... The rest was about the sales pitch and paying $199.00 for blah blah 3D blah blah. Felt like I was just being talked at .. not too. So I checked the web for reviews.. hmm all bad no wonder. Lady who arrived was pleasant enough but seem to be very busy and in and out in a flash but all in all ok. Quoted $230,000. Add $5,000 for air con and some extras and be about $245,000 when compared to Nava. Their build time was approx 6 months. Some builders just don't get it that if there display homes are showing cracks poor finished plaster, uneven/cracked tiles or unclean it just give a bad impression.. What is my house gonna be like if this is their showcase. Long Island was very pleasant and answered honestly. Their display homes where a cut above the rest in quality. Sound batts in theater and study. Caesar stone top to all benches. Colour bond roof. 3,000Ltr water tank with plumbing to toilets and laundry. etc etc.
No concreting as we do this after hand over and the same with the decking at rear. Signing the document for the loan. It wasn't too bad haveing owned the land. We ended up with a getting a variable loan for 5.84% with no on-going fees and a total cost of $1200.00 of startup fees. Banks are so fussy now prob due to all them class actions....
Our pre-site booked in for the 10th July Now hopefully things start moving .ie building permits etc Re: The Bank stage - Custom Build - Long Island Homes 15Jul 10, 2012 6:34 am Received engineering report for our house and has come back that fairly extensive Bored Piering will be needed due too the deep sewage (8mtrs deep) easement running down the side of our property, also add root barriers required due to the stupid neighbours planting 4 big pine trees right next to the boundary, this will all add an additional cost of $17,000 to site costs.
Wasn't that big of a shock as did expect around $10,000 but always hopeful it wouldn't. Pre-site today so final document signing.. omg may be able to see some construction next month. Been working LIH hard due too all the curve balls that we being thrown at them and they have done nothing but take it on board. Very happy with them at the moment and hope it continues right thought to handover.... I can't see you having any problems they cant fix. BTW tree root barriers should only be $1000 - $2000 max. Hoping to see the block cleared and slab started soon. Any advice on a builder in NSW who is demanding an extra 22000k after the house is completed and contract paid in full .Standard HIA contract.
