Now I'm curious how much did they charge you. Well, I never did get a figure, but their 'promotional special' that included the aircells was worth $4,500? (can't remember the specific value of those specials) thereabouts, and we swapped it all out for Anticon to the roof plus the one room in that west elevation... the garage doesn't have the insulation obviously even though it's on the west elevation. Oh, and the b.o.e on elevation plans means 'brick on end' for the brickwork under the window frames (other standard profile is recessed brickwork) which is what is shown here. A matter of personal preference. Basically we 'loved' (may be too strong a word) the color scheme of the Homestead display home at Caversham (I liked the light surfmist roof) and the Treasurer liked the face brick, rather than the current trend with render. The rest then fell into place. Figured that in time to come, bricks will still be in vogue. We will have some 'architectural mouldings in render' to help offset the amount of facebrick tho. A few bricks to be replaced due to the amount of chipping, but otherwise, I won't be too fussed, as the rustic look of the bricks pretty much makes for allowances of any imperfections. I'm building the archipelago too and absolutely loveee the house! Just got Slab down 2 weeks ago. Waiting anxiously for the brick works to start! Did you say it took 3 months to get to plate height!? Did they give you an estimated finish date? I made a few changes .. the garage a lot bigger for my husband and made house about 50sqms bigger overall. Like you, I changed the back linen room as there's plenty of storage already but into an activity room. Split the second bathroom into separate powder room and made my dressing room a metre longer This is our second home that we're building and I couldn't ask for a better company! Had no stress whatsoever except that we went 60k over our building budget but I couldn't let the house go and broke my husband's back in the end. The actual bricking is really quite quick...weeks. Where abouts are you building? Would love to see your plan! Easier to see it then try to visualise! We were very happy with our build so certainly agree you chose a good company to build with. Not perfect, but i dont believe any of them are! A few outstanding issues left after our build which have been forgotten about, but i guess they are on our 6 month maintenance. Good luck with your build! Re: Dale Alcock Homes building in Rossmoyne 48Jul 19, 2012 1:24 pm It's been a while, mostly because of the rain. The roof is up, with the anticon 55 installed under the roof sheets. I believe it will help reduce the noise of rain splatter on the tin as well as insulating the huge airspace in the roof. I couldn't believe the amount of volume in the roof until I saw it under construction. Here's a few pics to show the progress. Delivery on a cold early June 2012. Steel lintel above the kitchen spanning across dining room - mid June 2012. Steel lintels used for large spans where timber just won't cut it. Lintel also in the garage as it was a 6m+ span. Before the roof cover goes on - early July 2012 - using MGP10 Structural timber. After the roof cover goes on in mid July 2012 - using Colorbond Surfmist. Was a bit concerned about the amount of light, but it's mostly because of the way the photo was shot, and the walls obviously not plastered and set yet (thus magnifying the dark effect). Bradford Anticon 55 insulation under the roof sheets, installed. We retained the Games/Activity so we didn't add another activity area as you did. Garage also larger to accommodate a single garage entry from garage to the rear. We added in a linen cupboard and reduced the size of the WC to a smaller WC+vanity. Our ensuite shower has also grown in size (just because it could). An estimated finish date is just that, an estimate... I'd reckon sometime in late Sept if we're lucky, if not, it'll be October. Yes, we are looking forward to moving in. Picture shows only the two at the highest point of the house. As you can see, it's pretty slimline, and doesn't have any moving parts. Was told we probably didn't need them by the roofers as there's a large insulating volume of air inside the roofspace. The third is a little further back, lower ridgeline. On reflection, we probably didn't need the third, since hot air rises to the highest point, venting out through the two at the top, but Dale Alcock Homes said this was what was needed, and we accepted their recommendation, them being the 'experts and all'. And now the front of the house is complete, exception being the front portico which needs to be rendered and painted. We like the classic look Aussie home, rather than the current trend in not using face brick. So our elevation is comprised of Austral Newstead face brick from its Pioneer range and Colorbond Surfmist standard 0.42mm thick residential roof sheets, with white window frames and Colorbond Evening Haze for gutters and downpipes. I personally find it intriguing that the Dale Alcock standard finish on a render isn't a colored render, but is painted (Lorimer Homes offers a colored render as part of their standard spec finish when I investigated this). I figured that it'd be just as cheap to use colored render as it cuts down on the labour to get painters in after the render is applied to then paint. Maybe they'd pick this up, I'll let u all know what DAH says in response. On reflection, I would go without the e-vents but definitely pick the anticon insulation. Vents not as big a deal, if you have a large roof space and insulation on the ceiling as well as under the roof sheet, or so the roofers say. I would hazard a guess that the vents at least will reduce the condensation/humidity buildup in the roof and keep it 'well ventilated'. I just hope no possums/rats get in there.
