Browse Forums Building A New House 1 Feb 03, 2012 3:15 pm Hi, I am building my first double story house in Sydney and the frame(wooden) has been completed before the Christmas. The builder yet to start on the roof and wondering the heavy raining in Sydney can cause any problem in the long run? ( I even have seen some water accumulated on the wooden boards in the first floor ) Cheers, Servicelocator cheers, Servicelocator Re: Can rain impact the strength of the frame 3Feb 03, 2012 5:42 pm The thin wooden boards around my frames got mouldy (algae?) due to dampness (my frames were exposed to elements for 2 months without roof), so I sprayed Exit Mould everywhere. I used up about 7 bottles. I told my builder to replace the boards, but they just ignored my phone calls, sms and emails, so I took it upon myself to spay them with exit mould. Seems to have worked. 13-08 Moved in 13-05 Build restart 13-04 VMIA compensation 12-08 Builder liquidation 12-03 Fixing 11-12 Lockup 11-11 Frame 11-09 Slab 11-09 Start 11-07 Contract 10-11 2K deposit 10-06 Titled land Re: Can rain impact the strength of the frame 4Feb 06, 2012 2:16 pm zeitgeber The thin wooden boards around my frames got mouldy (algae?) due to dampness (my frames were exposed to elements for 2 months without roof), so I sprayed Exit Mould everywhere. Good point. I didn't look that close to see whether there is any mould. I will have a look next time. cheers, Servicelocator Re: Can rain impact the strength of the frame 5Mar 21, 2012 7:12 pm Some people here in forum said that rain is good for the frames.... Where about do you build, servicelocator? Re: Can rain impact the strength of the frame 6Mar 21, 2012 8:00 pm Servicelocator Good point. I didn't look that close to see whether there is any mould. I will have a look next time. Don't forget to look underneath of the first floor floor (the chipboard or whatever it's called - I forgot already!!! ). Anyway, when on ground floor, look to the "ceiling" closely, and especially in quirky spots, eg. along joists, around pipes penetrations etc. Also search for any blackened / darkened timber 'bottom plates' - they can also be attacked by some fungi/mould. Sometimes you'll need to scrape the white stuff off I hope your chipboard floor hasn't flexed too much!! My signature is distracting people from my wise posts ... Re: Can rain impact the strength of the frame 7Mar 21, 2012 8:39 pm Good idea about spraying around the bottom plates with a mould killer. Make sure they pay a bit more attention to straightening your frame before it gets sheeted. Some studs will be more bowed than if the roof went on straight away. Don't worry about the floor, it will cup where the joins are and look pretty rude, just make sure they sand them for you before hand over. Re: Can rain impact the strength of the frame 8Mar 21, 2012 8:58 pm As a builder and a timber pest inspector I can give you the advice. Chipboard flooring is treated so it can resist weather for more than 3 months, timber frames will not be too affected in that time. It is unlikely you will have a problem. However take pictures of progress of works and of anything that does not look right. it may become handy. One of our joists has mould (and I think it has that white fungi stuff too - from sitting under plastic when it rained - but I didn't dare touch it. Now I wish I had). Where about do you build, servicelocator? willcres - that may have been me? What our builder told us (and I think it was just to make us feel better) was that a bit of rain is better than scorching sun which can split the frames. I still think too much rain can't be a good thing. Thanks to this thread, DH went and sprayed our frames today with exit mould. He found more than we realised was there. Thank you to this thread!
