Browse Forums Building A New House 1 Feb 03, 2012 10:32 am Hello, My Partner and I are currently building our First new home, and we were hoping for any advice on the building process? so far the sales consultants have been very friendly. We signed our preliminary Contract back in October but were told nothing could really happen until the Demo was completed. The demo has now been done, which was quite fun to watch! And now we have a vacant block ready for building. We’ve have had a Soil & Survey Report conducted on the block and are now just waiting on Working Drawings to be submitted to council. Apparently this should be finished this week. Does anyone know how long the process of creating working drawings and writing up the contract, prestart selections etc should take? 3 months seems a long time? Even with waiting for Demo I would have thought all the work could have been done except putting the final survey info on the drawings? We’ve had a few delays, mostly due to the xmas break in getting everything started however we’ve been told this is normal and part of the usual building process. I guess our main questions are: Is it normal to have to wait 4 months to see contracts from the preliminary agreement? (given there was a demo that had to happen in the meantime) And then how long from contracts till we start seeing something happen on the block? Anyone else building? How was your experience? My prelim was signed early Sept 11 and I waited until late November for the working drawings/full contract. Read it carefully when you get yours, as I found a few mistakes and then they also just tacked on some changes to the end of my contract (not putting them in working drawings) so the drawings were not right to submit to the bank (even though the changes were made about a day after drafting started). So I sent my contracts back and after 2 weeks, they were back and ready to sign. I signed mid Dec, but the contracts didn't go to council until Jan 17th as they had to wait for insurance paperwork. I had pre-start on the 19th Jan (not the best experience) but I am just wanting to now get underway. I still haven't got my paperwork back from the pre-start day to sign off the extras I chose or the colours, they said that should be coming to me in the next couple of weeks. After that, the whole lot goes to town planning for approval and THEN I go on the slab list So, they said it may be mid March before they commence anything on my land. So that makes it about 6.5 months from prelim through to commencing work. So 4 months is a little long, but probably about the long side of an average wait. Have you chased up the builder for any word? I constantly keep in contact with my builder and found it to be beneficial for my sanity!! BTW... Thankyou very much for your response and the detailed you've provided, its been very helpful! We finally finished all paper work about 4 weeks ago and our earthworks have just started - Very excited. We've chosen all our colours, which was extremly hard, as it we couldn't decide between warm tones or cool tones, we ended deciding for us personally that warmer tones stood out more so we've gone with some lovely neutrals and warm tones through out in love with the colour scheme we've got! for first timers, i feel we did OK he he I'll send some pics through later on if your interested in having a look!
