So got a copy of the Certifiers report yesterday and one of the items that was listed that M said was our responsibility was all the bushfire provisions. I was a tad confused so I went back to them only to find out our BAL provision had been deleted and refunded. I have asked them to check who authorised this as I was under the impression this all had to be completed by them. There are 4 things listed including flyscreens to all opening windows. Did you have this problem? Hope your settling in well. We are rated at BAL29. Your certifier isnt supposed to issue you with a CDC unless he has the bushfire report as part of his documentation. This should fall back on him if he hasnt. In saying that, the items required should also have been put forward to masterton via the CDC and Masterton should have included these extra costs in your tender. It is up to you wether you employ them to do it or not though. We had to have fly screens, toughened glazing, steel mesh covers to weep holes, steel gutter guurds... and the list goes on. I employed Masterton to do it but we paid the $$ for it. In saying this, even though it might be a pain in the a$$ to do yourself after handover, things like screens will be a lot cheaper if you organise it yourself. Masterton have something like a 30% markup on everything. I still havent completed the driveway or done the gutter gaurds or put on a fire rated fly screen to the front door. I Still dont have a CDC and Im not in a rush to get one. My weirdo neighbour has been living in caravans and taking a dump in a hole for the last 10+ years and she gets away with it. As far as Im concerned, our local council can get stuffed and they can shut-up and wait until Im ready. I went back to Masterton and said I dont get it you included $9k in my tender but havent provided the stuff. They came back and said the $9K has been taken out. I asked why? No response next thing I know theres 3 MF ugly screen doors screwed into my beautiful front and laundry door and balcony door. My husband is livid A) cause no one got back to us to tell us what was going on and B) we never chose those doors. Hes talking to the SS tomorrow god help us. We have the mesh in the weep holes but no gutter guard and no fly screens and not ash stopperer on top of our garage door. Better still, get them to credit you for them and get your own after handover. It will be cheaper. Im almost at the point of going to ACA or today tonight. I had a 3 month interim OC on my last place and I didnt get around to completing the required items for around 1 year. When I finally got it all sorted, council didnt say anything.
