I've really enjoyed reading other people's threads so thought I would start my own. We've decided to move because we want a bigger yard for our dog and to have a pool. We decided to build because of the Qld Govt builders boost ($10K) and the saving on stamp duty... plus we could have everything how we wanted. Our land just settled today (yay!) and we now own 968m2 of flat land in Bundaberg, Qld. We are almost ready to sign our building contract and would really like any advice or suggestions that you all might have for us along the way. This is our plan with most of the changes we've made. I think we've thought of everything in relation to inclusions and upgrades. We've been very happy with our builder thus far and hopefully we will have a smooth ride. Wow, great looking plan. Is this one of their standard plans or is it a complete custom design? Their architect is so nice and has been great in putting up with all our little tweaks - although after we've "tweaked" we've often come back full circle to his original design. Our plans are 99% there and all choices made so now we're entering the slow phase - construction drawings then contract and then the whole approval process. I must learn to be more patient Would love to see your colour choices as well. Good luck, Ruth Hi Ruth, This is the Beerwah 300 design, with a couple of small changes (removed some of the niches to make more storage, etc). Colour-wise we've gone with grey and white inside and out and tried to keep things neutral. Will try and get some pics so I can explain in more detail soon. I think we are at about the same stage as you so we'll be building together it seems! We really liked the plan because it had everything we wanted and the layout really suits a pool (which we plan to put in after around 1 year). The pool will be 8 x 4m and run alongside the family and alfresco area. The builder has the same spa/ensuite in their display home up here and it looks great so I'm really confident it will work well. Can't wait to have a few wines in that spa! Here are some of our plan changes FYI: - Full skillion roof design - Raised ceilings to 2700mm - Slimline water tank - Timber bi-folds to outdoor area - Larger vanity in bathroom - Gas cooktop and canopy rangehood - Added linen closet to study and extra storage area to garage - Extra pot drawers to kitchen - Larger broom closet - Mirror sliding doors to robes in bedrooms 2, 3, 4 - Some extra lighting (including owner supplied feature lights) - Add wine rack over fridge - Add channel to concrete in outdoor area for future glass pool fencing - Add pipe under driveway for future irrigation system - Some changes to bathroom fittings including addition of rain shower to ensuite - Darker paint to media room - Whiter exposed aggregate - Upgraded carpet - Skillion top to letterbox I will post the colour selections once we have a contract. The next day we made the mistake of touring the most amazing display home on the Sunshine Coast which totally put our place to shame!! Oh well! One can only dream can't they? Hopefully weather and Council will be kind to us and we will see some action in only a couple of weeks. The build will take approx. 4 months all going well. Here are some mock ups to give you an idea of our colours. We've tried to keep it neutral - lots of grey and white. Edit 9/8/12 - we painted two coats of the Grey Bonnet on the render however it was too dark for what we were after. Our painter was kind enough to change the colour and apply two coats of Colorbond Shale Grey instead, which is more to our liking. We also changed the chamfer boards to half strength Colorbond Woodland Grey and the pillars to full strength Woodland Grey. Edit 9/8/12 - part way along we changed our kitchen to "white" silk finish. Edit 9/8/12 - Antarctic Stone is not available as an option for cupboards (go figure!) so this was changed to "white". They've also got part of our roof frame assembled on the vacant lot next door. Walking through the house the rooms seem smaller than I thought they'd be? I also randomly knocked on the door of one of our neighbours to ask them about their fencing and learned that the place belongs to a former workmate of mine! So I'm happy that I already know one of our neighbours! Let's hope we see a roof in the next week Everything's so real now. Re: Building in Qld - 300m2 - Roof frame 17May 15, 2012 8:03 pm So just when we thought all of our house related decisions were in the past we get a call from our builder saying the laminex colour we chose for our wet area cupboards isn't available as a cupboard... go figure! So it was back to the drawing board and fast! We've finally settled on what may be the most "boring" of choices - white... just plain old white. I hope it doesn't look too basic but I think it will age well and won't go out of fashion. Speaking of white - we thought we'd take the opportunity to ask if it was too late to change our kitchen and they said no so this is now all white also (silk finish). I've been looking on the Homeone site a fair bit since we made our decisions and have LOVED the white kitchens on here and was successful in convincing hubby to make the change. We're also hoping to introduce a third colour to our exterior so it is not so bland. We've asked for half strength Colorbond Woodland Grey for the pillars and chamfer boards so hopefully that looks good (I'm having difficulty picturing it but hubby reassures me it will look good). In my opinion this is the most bold decision we've made so far so I hope it pays off. Anyways, this is how the house looks today. We are hoping to have the roof on this week. We're at that happy sad stage of being locked out. Our SS reckons handover is only about a month away - what about you, you must be only 2 or 3 weeks behind us. We're sticking with the Antarctic White Diamondgloss benchtop so there isn't going to be much contrast but we hope it still works. I think you're a couple of weeks ahead of us.
