Sorry to know your problem, Nicole, you have to report it... The independent inspector should back you up with legal action... What's the builder (head office) said about that? You need to find a way to get it back on track so you're not off side with the builder and run into any more problems down the track. Did you instruct the builder to make the changes in the report? If not, I'd be questioning why he's gone ahead with making changes without getting clear instruction from you. I'd suggest you ask to meet with him and the building inspector you engaged and work your way through each of the recommendations in the report and agree on what will or won't be remedied. The building inspector can explain what he's put in the report and why and should be able to cover any of the technical details that you don't understand. Failing that if you can't get a clear resolution then look to get some legal advice on your contractual options. Good luck! Which one is structurally more superior than another,Bulkhead above the kitchen cupboards is MDF or Plaster boards (frame) ? 2550mm ceiling height and this is new construction. Originaly my Builder has done Bulkhead above the kitchen cupboards using Plaster (Frame). After Pre plaster inspection done by private inspector, his report says, "There have not been any noggins installed between the wall studs under the bulkhead/drop ceiling trimmers to the Kitchen to pick up and support the edges of the plaster wall sheets.The relevant Australian Standard AS/NZS 2589.1 Gypsum Linings In Residential and Light Commercial Construction – Application and Finishing , clause 7.6.2 Spacing, requires that ‘Plasterboard shall be fastened at a maximum of 300mm centres for internal angles, external corners and around openings’. Given the spacing of the existing studs, noggins will need to be installed so that the edges of the wall sheets can be securely fixed to the wall framing at their required centres." So what my builder did was he removed whole bulk head done by Plaster and he is telling me he will do it using MDF . So i don't know which method is good. Please help me on this. Thanks. Nicole MDF won't be a nice finish unless it has a laminate on it... so ask your SS about the finish... Strength won't matter if he follows the standard I think... I'm on my 3rd build now, I would NEVER go without one. Apart from the fact that they do a great job, they put a buffer between you and your builder, which is important for your relationship with them, as you're simply 'passing the message on' so to speak. The way the building industry runs today you can simply never trust anyone. Getting things fixed post handover is brutal too. You simply don't have to go through that if you don't want to. Can I withhold payment for the stage until it is fixed or should I simply pay the stage asap (to avoid late payment and extra charges) and just ask them to fix it as per inspection? I'm just not sure what leverage we have to get the builder to make the required changes. Maybe the only thing that can be done is refuse the final handover payment until everything is fixed, but if there's issues at the frame stage for example, then the final stage would obviously be too late if it is still not fixed by then. Also, any recommendations for inspector in Brisbane area?
