Browse Forums Building A New House 1 Jan 25, 2012 9:03 am With one of the builders that we are going with we are trying to decide on the facade (Elevation for the house), we got it down to a couple that we would be happy with so thought I'd post them here and see what some other people thought
Where we are building to get some cash back we need to have some rendering on the front of the house, I've mocked up a couple of the facades. The first one has a Rendered Pier at the entry and each corner on the front room are rendered, they actually step out like a pier on the home. http://i145.photobucket.com/albums/r223/dvestate/urban.jpg This one I have rendered the front chimney thing and the front entry pier http://i145.photobucket.com/albums/r223/dvestate/Verve_chimney.jpg The last one is the same as above but the Mrs wanted to see what it would look like if the 'chimney' didn't go in front of the gutterring http://i145.photobucket.com/albums/r223/dvestate/Verve_Kyliestyle.jpg Any feedback would be great, we are thinking of a Grey brick, darker grey render with a dark roof Re: Home Facade (Eleveation) 2Jan 25, 2012 10:16 am I like the render on the chimney above the house (the middle one). Is there are reason why in the first one you have one straight garage, but in the other two you have a pillar in the middle of the garage?! You could change the door if you wanted to have the 4 panels of glass horizontally...would match in with the awning windows...but this door looks good too as it goes with the vertical window lights to the side. you can get those in awnings too, which would allow a breeze through the house, especially if you aren't getting a fly wire door straight away (or ever). If you can, I would have it without the pillar. I think it looks better and reduces any chance of a reversing accident. Good luck choosing! Re: Home Facade (Eleveation) 3Jan 25, 2012 11:15 am I like your second pic best. I also prefer to have one garage door. We had 2 doors at our last house and made it harder to get a larger car into one side. Smaller car was ok. I'm sure builder could change if you want. With your colour scheme I would like to see a coloured front door to give the facade some pop. Any colour as long as it stood out from the greys. Good luck with your decisions. I think the chimney looks a little distracting too. It is such a personal choice. I found going with my gut and first choice was usually the right choice if that makes sense! Re: Home Facade (Eleveation) 7Jan 25, 2012 12:42 pm I like the 2nd one, the Mrs likes it better as the 3rd option...... I did the single door up for the wife to see the difference, we'll be getting a single door as she doesn't want to ever hit the middle post. My car will more than likely sit outside so then she can just put the car anywhere Re: Home Facade (Eleveation) 8Jan 25, 2012 12:45 pm With the chimney brickwork, is that just like a blade wall for a feature or does it actually have a fire place / gas heater internally? Even though it is not shown now, pay particular attention to the placement of your down pipes. Your street elevation is very important and the last thing you want is a down pipe visible at the front. If you have the chimney/blade wall, a box gutter will need to be installed most likely. You don't want to have a down pipe at the entrance of the house, and from the roof profile you will get a fair amount of run off at the front. Definately go for a single garage door if you can. The idea to match the door glass insert with the horizontal windows at the front is also a great idea. It just brings it all together. With both pic 2 and 3 the pier is rendered at the base but it appears a post comes out of the brick work to hold up the roof? Is that a post or you just didn't render all the way up the wall Personally I would only render the chimney wall as a feature and leave the rest unrendered. Re: Home Facade (Eleveation) 9Jan 25, 2012 1:03 pm The Chimney has a blade that extends past the Gutter so no need for down pipes or I would have taken it out. That pier is the way the Std is designed but with brickwork to where the post comes out so I assume it is a post into the bottom with a brick pier constructed above it to hold up the outside entry roof. I've been told that the post in the entry way and the chimney would have to be rendered at Oran Park to get some cash back from the developer. I'm going to check with them on Friday Re: Home Facade (Eleveation) 11Jan 30, 2012 12:40 pm I contacted the developer and if we go with the chimney one we would only have to render the chimney so can have a face brick pier in the entry. Just have to decide if I want the 90cm of back yard I lose with the chimney.... Re: Home Facade (Eleveation) 12Feb 17, 2012 3:29 pm Dragging this back up..... Decided to draw up my own one, the grey zone would be rendered with the rest face brick. The only thing I am not sure about is with the post I have drawn I was thinking a face brick post to 3/4ish height with a cap of some kind and then a wood post part painted the same colour as the front door. Just not sure if I should go full height and render the whole post as well. http://i145.photobucket.com/albums/r223/dvestate/elevation.jpg Re: Home Facade (Eleveation) New Design drawing 13Feb 20, 2012 3:35 pm Which of the front window configurations do you like best? I kind of see this sometimes more important than the brick/render faccade. I like your drawing best but prefer older style houses so my opinions on modern style house designs is a bit crap. Going the ones above take an extra 88cm out of the back yard. Got told this afternoon that what I am planning my not pass Comply & Development (Landcom) which is where the plans are going to be submitted as it is quicker than through council. On the good side of things the quotes I got were cheaper than expected, just need to sort out the facade..... Re: Home Facade (Eleveation) New Design drawing 15Feb 21, 2012 4:17 pm Well confirmed today that will not pass CDC..... Got some ideas from the bloke at Landcom when I told him I wanted to maximise my backyard. On my way to Oran Park to take a few pics of houses that have stuff that is accepted. I have told my sales guy I have a quote from Beechwood, which I do have, and that for a slightly bigger house and compairable options that they are a cheaper by just on 15K so if he wants my business he is going to need to trim down his price and start throwing in some of my options free. We are looking at the Langford like on display at Oran Park just without the study. Re: Home Facade (Eleveation) New Design drawing 18Feb 22, 2012 9:20 pm Good luck, hope your bargaining pays off.
