Browse Forums Building A New House 1 Jan 23, 2012 10:13 am hi Just wondering if anyone who has built in the Piara Waters area, if you have been charged a variation for eaves requirements from the developers. We had our builder tell us last week we were getting slogged $2200 for eaves to one side of the house as it was a developers requirement. Now i am just wondering if this should not have been under the covenant and that the builder should have known this when we signed up. Please help. Re: developers requirements - eaves 2Jan 23, 2012 11:07 am Assuming you bought the land first before you engaged a builder, I imagine the onus is very much on yourself to know the covenant requirements of the area which the block is in (in fact you should have got the full details of these requirements as part of the package of documents when you bought the land). If however you bought a land and house package from a builder, then you might have reason to complain that this wasn't factored into the initial price being offered. What stage are you at with the building process? I would be a little peeved if this was something the builder had only realised very late in the process. Some developer requirements can be pretty dumb but requirement for eaves is actually a really good one so at least you are paying for something that does add value to the home even if it's an unwanted expense.... We are about to organise pre-start so to us an extra $2200 is a huge unwanted amount to add to it. especially being first home buyers. Isnt it the builder and developers right to explain to us the regulations put into place for the suburb or development?? We feel like they are just trying to add this money on to make money. We know of another person who excatly the same thing has happened to him, same sales guy too and about the same time into the process.
