Browse Forums Building A New House 1 Jan 20, 2012 4:23 pm Hi everyone.... Just wanted to ask how long it took to get from the sign construction docs to to PCI for a single story house. Reason im asking is that we are building with M3tr1c0n and currently at fixing stage , the site cut was early September. It seems that there is not a lot left to be done yet nothing seems to be getting done. Progress is very very slow and there are still outstanding items like a fibro panel to be put above the outside of the sliding doors, some external brickwork under rear sliding doors and front doors! Paintwork on the outside is half done........ I would of thought the exterior of the house would be done by this stage of the build. We have picked up a few things along the way and we have always tried to notify the site supervisor about them asap.. some items that we have mentioned to him 2 months ago are yet to be sorted i.e fibro pannel, brickwork. One thing that really annoys us is that tradies come and do half the job , then leave for weeks come back do a lil more and then come back again... very sporadic, and we keep getting random excuses like chinese new year or a guy was at jury duty!! not good enough in my opinion. We are sick of the excuses and ******... we just want tradies to finish the job they were assigned to do and not go missing for weeks after doing 40% of the work. If they really wanted, they could finish the outstanding work in 2 weeks. But, like we said. It seems its just too hard to get them onsite!! and then when they are on site it seems quality goes missing, one of our skirtings is almost diagonal and not straight, yes the area has been tiled so now it will need work done to rectify. Nothing else matters except for the timeframe stated in that. They can take as long as they want providing they don't go over - then they have to pay you penalties. Some things are worth waiting for. Three of those months was waiting for a start which included the Christmas break. Site from start to finish was 5 months. It finished off being one month less than the contract period. I won't lie to you, I do feel like asking our builder if they've considered returning from their Christmas vacation yet. We had slab down late August, hit lock-up in early November, and have crawled since. Even though it seems like the finer stuff takes ages to get done, they can do it fast when they want. We felt like we were competing with a house across the road that was also being done by the same builder. Our slabs went down at the same time, walls went up at the same time, roof went on at the same time. We used to go have a look around their place after our own, and we'd laugh about which was going to get finished first. Then it all changed. They hit lock-up a week before us, and never looked back. It was ready for inspection by early December, and those clients were in by Christmas. They did to that house in three weeks what we've been waiting over two months for, and we still don't have a PCI date. To add insult to injury, back in mid-September it was the spotless condition of that house's internal brickwork that prompted me to complain about the quality of our own. No one comes and starts the job and then finishes it. They do a bit, disappear, then come back do a bit more then disappear again. If u don't ask, u won't get. u r left to doing guestimation. my 2 storey build started late August. 2011. I'm near lockup. they will commence work again next week after a 1 month festive break. Don't worry about anything else / what anyone else's builder is doing - it is the only thing YOUR builder is going to adher to. Some things are worth waiting for. As long as there still within the build time on the contract i'd say put your phone back on the hook and stop being a pain in the bum by ringing every day. From fixout to finish can be done comfortably in 6 weeks, if time is running out that can be done in 2weeks. So unless your contract has less time to run on it than that, let them build your house. ANNOYED 16Jan 21, 2012 8:49 pm Our slab was poured in nov and we hope to start bricking next month, when I was talking to our clo he said that some times it will go quick and can be a month ahead of schedule but then there could be a prob and it's a week or 2 longer then expected. He told me to work with the end date we were given as it can chop and change quickly. He also said that once the kitchen (I think) is in its usually only 6-8 weeks till its completed. All companies are different and even 2 houses with the same builder can be different as it depends on the tradies and what other work they have. ANNOYED 17Jan 21, 2012 9:13 pm My contract says March and it is a standard HIA contract here in SA and it is silent as to any consequences for not completing by that date. It does contain a list of 17 reasons why they can go beyond the finish date with No. 17 being "anything else beyond our control". The tilers have been going for 4 weeks ( 2 weeks before Christmas and 2 weeks after) when they come and have at least 3 weeks to go at the current pace. Because every stage has dragged out because tradesmen do not come on a consistent basis ie 4 weeks from pouring of slab to commencement of frame 7 weeks to complete the frame ( 2 or 3 days a week) 6 weeks to brick ( 4 days per week) 7 weeks from completion of brickwork to lockup including 2 weeks between when the insulation was put in and the gyprock was finally put up There is always an excuse why they can't come. Thanks for your advice but I will be on the phone on Monday, .... and Tuesday, ...and Wednesday, ... and Thursday, ... and Friday as that is the only way things get done. No matter what the contract says its bull! if its says 28 weeks it can easily go over with the amount of clauses they have to cover there a$$!
