Browse Forums Building A New House 1 Jan 19, 2012 8:06 pm Hi, I am a long time lurker, first time poster! My family & I are hoping on "doing" a knockdown rebuild in Western Sydney this year. We like the look of Coral Homes Marcoola. I have spent oodles of time googling bits & pieces regarding very basic "where to start" type stuff and have found little to no information for the average chaleegirl ! I was wondering what sort of basic information you guys could give me regarding the very early stages of this process. This may seem very dumb but I have no idea on whether you contact the builder first for a quote or the bank first to see if they will give you any money, or maybe even council?? Also if anyone has built with Coral Homes in Sydney, how did you find them, service, tradies etc etc?? Any information for a beginner would be fantastic!! Cheers Re: Steps or Process to Knockdown Rebuild.. 2Jan 20, 2012 11:43 am Hey Chaleegirl good luck with your project..... my parents did a knockdown rebuild in Sydney it was a long drawn out process with Bellmarsh mainly administration, but to be honest the finish on their almost half a million dollar home isnt as high spec as it should be or even up to standard in some areas!! Their 3mth inspection list is going to be a mile long.... Anyways hope you have much better luck than they did & I'm guessing your first port of call should be the bank to see what kind of kitty you will have to play with.... I think the first thing we did was roughly work out how much we could afford to pay back in repayments and then worked out our budget from there and went looking at houses. Some important costs to factor in to the knockdown/rebuild equation is demolition costs (about $12,000, maybe more), council asset protection while demolishing to protect footpaths etc (could be $2000 depending on council and amount of bond), costs to cut off supplies (phone, gas, electricity etc). Then there is the cost of renting AND paying mortgage at the same time as well as possible storage costs for a year. Add to the 'base' price of a builders display home, around $50,000 in upgrades to the standard that is supplied with the home. Then you'll possibly need at least another $50,000 to 'finish' the house with all the things not included in the build ( window furnishings, flooring, feature walls, light fittings, clothes line, driveway and paths, front fence, all landscaping and furniture.). I've probably forgotten a few things, but I'm on my phone so tricky to edit! There is a lot of info here but you'll need to search for it! It worked for us, saving demolition costs. The big BUT, is to make sure you have agreement as to when the house "must be moved by". That was the biggest hassle we had with the Company we said " ok its yours" to. It dragged on for 4 months ( waiting on council,waiting on ...etc) before we saw it onto the back of his truck.
