We will soon find 81Aug 21, 2012 10:45 am Dude from Leighton - its not that the end date is being postponed, its the opposite. They are trying to tell us it is finished when it isnt. They want our PCI done when the house is incomplete (I dont mean that it has a few defects to be fixed - finishings have not been installed yet etc). Our actual "completion date" was supposed to be 3 months ago. They are only now finishing up, and it appears that the delay has simply been due to poor organisation. Myself, the site supervisor and the independant supervisor went through the place. In the end there were several pages of defects, most of them minor (cracked cornices, missing grout, holes in render, paving problems, plaster defects, damaged window frames, etc etc). One major one was a gas leak in the meterbox, and another was missing exhaust fans in the toilets. When I said the fans had to be put in, the site sup said that they arent on the addenda list, therefore even though they are clearly marked on the plans, they assumed we didnt want them installed. The Addenda supercedes the plans apparently. When I said this is an error and we want the fans, he said we will only get them if we have paid for them in the beginning and otherwise they will charge us to install them. I insisted that the fans will go in, and we will NOT be paying extra. We did not sign a variation for them to be removed, and it is not our fault if they have billed us incorrectly. We will not be paying for someone elses screwup. I dont think he was happy with that and I think it will be another back and forth arguement before it gets sorted. The supervisor also insisted that "per the contract" they have 15 working days to get things finished, and may take longer if they want. Ive checked the contract and they only get 10. I feel for you, it's not fair that you, or anyone, should have to put up with such incompetence. Surely it is normal to include fans in toilets - certainly if there is no window it is a requirement, in SA anyway. We went and had a look at the house - it doesnt appear that anything has been fixed yet, I couldnt get inside but the defects I can see through windows and the ones on the outside of the house have not been touched. Im beginning to doubt that they have any intention of fixing anything prior to handover. Turns out the symbols on the electrical plans that the prestart chick, independant inspector, us and the site supervisor all thought were fans in the toilets are just lights. The symbols are very similar and had us all fooled. We will get the fans installed after handover. Its a pain, but at least thats one less thing we have to wait for them to do. Wow... that was unexpected... We started this whole thing over a year ago, Im glad its finished. I dont think Ill ever build again. We will soon find 88Sep 10, 2012 2:47 pm We did not get offered the option of looking at the house before handover. We went to the house before picking up the keys anyway, and made sure all the major stuff on the outside was done, and could see some of the inside stuff through the windows. Not everything was fixed (i.e. the hole in the cladding on the front of the house was "fixed" by someone grabbing a piece of rubble from the ground and shoving it in the hole, it falls out when you touch it). I dont know if the gas leak was looked at, it still smells pretty strong. Other stuff has been done (damaged gutters, missing paint, sealing windows, plumbing issue etc) so we figure we will do the rest ourselves, what is left is pretty minor. Trying to get them to fix anything is a fairly fruitless exercise anyway. I have been promised that the door to the oven will be replaced. We will see. They also forgot to give us our voucher we were promised. Apparently it is in the post. Re: How much stress can one person stand? We will soon find 90Oct 25, 2012 3:50 pm pab 34 thought about this a fair bit and i did decide to answer your "bollocks". comment, first of all, i am the rbp and i do know what i am talking about.27 years experience, that counts for something. reading your words, it looks like you are in some sort of factory, engineering set up. well, our sites are out in the weather. one site for example, on excavation turned into mush, but ok, you say anticipate that, but how do we anticipate six weeks of non-stop rain? when i say contractors will let you down, most people agree, because most people have tried to get a plumber, huh? so they do let the builder down and all your planning to the nth will not fix that problem. if you re-read what i said, you will find that what i said was that one needs to plan meticulously but allow a month for eventualities. so i never tell clients something and then do something else. i am more careful, less optimistic, and a bit wary of people who rubbish something without thinking a bit more about it, cheers Re: How much stress can one person stand? We got the voucher in the mail :] The fact that we had to ask for it was irritating. 7 weeks after handover we are still waiting for the new oven door we were promised (the existing one someone tried to buff out a scratch and ruined the stainless steel). Despite asking numerous times for a list of provisional sums used, we never recieved one. Ive sent an email to the builder this morning asking for an explanation, and that I will be (yet again) putting in a complaint to the Building Commission if they dont get off their backsides and do what they promised. Im happy with the house, in general it is fine, small problems here and there to be expected but nothing major, thank goodness. On a happy note, we have our pool shell in and the decking finally done, so I can start landscaping shortly! Yay! Re: How much stress can one person stand?
