I had issues with my builder but they genuinely tried to sort out as much as they could do. Also they asked us to meet on site many times - in fact sometime we refused to come to site. I have talked to building commission on few occasions and they give you good advise over phone as well. May be call them and talk to them and then make a formal complaint. On their advice, I told Kerdels that I wanted to inspect the property, and the water meter and garage leak would be added to the complaint. I got an almost instant phonecall from the supervisor, who agreed to meet me at the house (but only during a weekday before 3pm. My boss was not impressed). The meeting went well, he FINALLY seems to get that the leak in the garage is due to faulty gutters, and promised this will be fixed this week, along with the leaking gutter over the frint porch. The leak in the bathroom appears to have finally been fixed as the rain earlier in the week hasnt come through the wall (Im amazed!). Turns out there was flooding in the bathroom as you can still see moisture coming out from the floor tiles. Not nice. I asked about the additional downpipe, and he agreed that he needed to look into it as there is supposed to be one every 12m ?? of guttering. I need to look into the building codes further to make sure that is done if needed. There were 2 powerpoints missing from the kitchen, not 1. That is going to also be fixed this week. He said they would lower the water meter for us. I mentioned how the water corp is not keen on lowering them anymore as they consider it a hazard, and that they may have to move it. I got an email later saying they will move it, with no cost to us. So apparently the painters will be finished this week, cleaners in this weekend, various things to be fixed next week, appliances and splashback put in, then we may actually, amazingly, have a complete house to do a PCI on in a couple of weeks. I cannot believe there may actually be an end in sight to this nightmare.... Re: How much stress can one person stand? I hate having to deal with all this stuff at the same time as work -the stress is almost too much to bear at times. We had been told 2 weeks ago that our countertops were being upgraded as they had to change suppliers. We signed a variation for it. They reply to my email asking why the counters were now only 20mm was: "I have been advise the Essa stone was already in production. I was offering you the 30mm as a good will to change the selection however unfortunately I cannot alter this now. " So an offered upgrade, signed in a variation, is only a "goodwill" gesture???? What??? I probably wouldnt have minded if they had gotten back to us immediately to say "sorry, we just realised the original had already been ordered". But for me to have to email repeatedly weeks later to get any info at all has made me furious. Re: How much stress can one person stand? An update to the countertops - they are refusing to give us the upgrade we signed for, instead they are going to give us a $500 Harvey Norman voucher. Despite the fact that the upgrade is worth $1375. However, at this point I cant be bothered arguing it. I still have to check with the inspector during the PCI whether there is supposed to be a join running through the centre of the bench - I cant say Ive seen that before - does anyone else here who has engineered stone island benches have a join through the middle, where the sink is, instead of the island being one piece? They also wanted us to do PCI a week ago - before the splashback and various other bits and bobs had been installed. We have replied saying we will do PCI when the house is complete, not before. Perhaps at the end of this week, if they actually get things done. I dont expect it to be a quick or pretty process. Re: How much stress can one person stand? We will soon find 75Aug 20, 2012 12:45 pm They are still harassing us to do PCI, despite the place not being finished - the kitchen splashback and bathroom mirror only went in on Friday, still no flyscreens. They have been wanting to do the PCI in a slightly odd way - we do an inspection with just us and the indep inspector (no site sup), and give the builders the list of problems. Then two weeks later we do the "proper" PCI, with us and the Site Supervisor - independant inspector not allowed. They told us this would speed things up, and that indep inspectors make the process more difficult than it has to be, and that they prefer to not waste their Site Supervisors time with going along to the first inspection. When I discussed this with our independant guy he said NO WAY. One inspection, with all of us. When I told the Site supervisor this he got rather angry and said we werent allowed to do it any other way, that it would prolong the process by an extra 4 weeks. When I insisted he said would have to get special permission from the construction manager. Has anyone else had PCI done this way? Re: How much stress can one person stand? We will soon find 76Aug 20, 2012 12:52 pm it isnt easy for a builder to work out a date of completion unless what they do is work it out and addd or month or so. too many things happen that one cannot anticipate, like a plumber getting sick, or a truck breaking down, or bad weather, all sorts of thing, and then the schedule is cracked wide open. this is particularly true near completion when suddenly a whole lot of things need to be done all kind of at the same time from leighton at clark new homes Re: How much stress can one person stand? Of course your builder doesn’t want them there, the inspector has a far better chance of sighting defects than you can hence more work/hassles for the builder to get it right. I’m surprised that the SS has the nerve to actually tell you this though, I suppose if they can get away with it, why not...a bit sad really...
