BUT as a former lending manager it never ceased to amaze me how many people - even today - want the biggest and the best straight away. At any cost! You have to walk before you run - and if that means you buy or build a much smaller home then you "want" without all the bells and whistles then do it. In the long run it is more sensible to live within your means and borrow within them as well. Borrowing a deposit is just madness - and lenders can be deregistered in some cases because of it. And yes I practiced what I preach. My first home was a two bedroom shack that had a trainline running through it's backyard. Not a palace but it did the job (foot in the market and out of rental market). Some things are worth waiting for. Once again, it's not about the capacity to save, but having the right mindset for the job. I have no doubt that folks like myself and sdmould could have saved such a deposit (given enough time), but for my part, we liked to indulge in other things. My hat is off to those who can put money aside and have the strength to leave it alone, but I'm more of a today type of guy, than one who can think ahead to tomorrow. I don't really think there's a right or wrong there, although that's not to say I wouldn't do many things differently if given the chance. I'll be honest, I'd rather be a tomoorrow type of guy Ultimately though, once again, it really doesn't impact on our ability to pay off this mortgage.
