If you buy new from a reputable brand, due to warranties in hand an inspection isnt really required. However with a house, getting someone trained to find issues is good and if you get it early things can be rectified before handover. With warranty in place issues can be fixed but when ks the question. You do it at crucial points eg once the frame goes up and one during your final inspection of the house. The builder will conduct the test and advise your slab based on soil type - m for moderately reactive soil and h for highly reactive. H slabs are more expensive although required. Based on this if you want to conduct your own test you can. I'm in Mapleton Grove close to Barry Road. iiNet confirmed there are nodes available and see no issue connecting the services. I asked them about Kellyville interchange being congested and they said my area is serviced by Castle Hill interchange. So fingers crossed I can get a connection when I'm ready to move in....... For people who have already built are your rain gardens working? Did your get your builder to do it or did you organise it yourself? Is anyone willing to say how much their rain garden actually cost? Our builder is asking for $6.8K for a volume of 1.95 cubic metres and a surface area of 13.29 square metres . This seems a bit steep to me considering it doesn't include pebbles or plants. I have been able to move it to the front which has cost an additional $4k but the garden space reclaimed has made it well worth the extra cost. I phoned the Council to see if they had an average cost for a rain garden as it is their idea but was told to phone 3 plumbers for a quote. Rain garden is a filtration pit which goes to storm water. Size is dependant on size of your land and needs to be positioned at lowest part of your land which surprises me that Hansen was able to relocate. I am in the process of landscaping now and the rain caused me to lose quite fair bit of soil spread for my turf. The pit work for rain garden has been done just not dressed yet with pebbles/bark and water plants but watching it over the past few days it doesn't seem to really serve it's purpose. Just a waste of space imo and with the rain garden in the strip in the middle of my road one on each property is extremely overkill!! I just wanted to get an idea on how much it would cost for the landscaping as its a big unknown..we are going to have a fairly large landscaped area (278 m2 - front and back) Also can you please recommend any landscapers you have used who did a decent job without costing a bomb.. Not ideal, I would have liked to select our own builder but I feel that there is not much on the market, and what is there is horribly overpriced. The issue with the Rawson H&L package is that we are not allowed to make any changes to their inclusions, which sucks as they have really stingy bathroom fixtures. At least the house design (Huntley 30) is quite good. Do you guys know that the North Kellyville public school will now be at 56-58 Hezlett Road? The land was acquired by DEC in 2013, and they are now rezoning the previous school site (8 Withers Road) to R2. Hi yjs, Sorry, don't know anything about the proposed new school on Hezlett Road. I can see in the catchment area for Ironbark Ridge, it goes half way down Foxall Road. May be up to Kendall Place.
