damn. Rix would you be open to having a camera installed on your block? I can supply some of the equipment and we can get a sign. Might help out until we get some people moving in!

Jen can take them out with her rolling pin:) Re: Anyone else building in North Kellyville? 147Feb 03, 2013 8:22 pm Hi Neighbours, I noticed today that the Alkira home on Highbury Rd was tagged on the back windows and brick work. Looks like the work of bored kids. I'm sure the owners are really annoyed $##% Also another neighbour on Murrayfield was broken into. The sooner a few houses are occupied the better. Almost worth paying a security guard to monitor the area.... Re: Anyone else building in North Kellyville? 149Feb 04, 2013 2:39 pm peppa202 Hi all, Polished porcelain tiles YES/NO. I am curious to know your thoughts if possible. I am on the same boat, I am doing tiling after the handover. I really want to lay the polished porcelain tiles but getting mix views, some say don't need to screed as it is new house, few say screeding must be done for the polished porcelain tiles. I don't want to screed because screeding would increase the level of the floor, builder gave 30mm flooring allowance for all the droors and kitchen. I had chat with few tilers they say don't need to worry 30mm is plenty, 10mm is tile and they need max 10-15mm for the glue and all should be fine, finger crossed hope for the best. Re: Anyone else building in North Kellyville? 150Feb 04, 2013 3:24 pm Hi, we are currently doing our tile selection and have decided on 600 x 600 matt porcelin instead of polished 1) because if the extra labour cost its $18 for the matt 600x600 and $38 for the polished 2) because of the chipping factor with polished 3) we have gone for gloss poly on the cabinetry so wanted a contrast for the floor... Our builder also said we wouldnt need screeding cause its a new slab..so that didnt come into our decision making. Re: Anyone else building in North Kellyville? 151Feb 04, 2013 6:08 pm Hi everyone.. i have bought land in north kellyvile on curtis road....v confused about the building setback requirements...??? also any idea how long council approval takes as opposed to cdc??? please help Re: Anyone else building in North Kellyville? 152Feb 04, 2013 6:29 pm Hi Sobia. The set backs are documented in the North Kellyville Plan available here: For a copy of the North Kellyville Precinct Development Control Plan, please click http://www.gcc.nsw.gov.au/media/File/NK ... _Part1.pdf for Part 1 and http://www.gcc.nsw.gov.au/media/File/NK ... _Part2.pdf for Part 2. You didn't say exactly what you are confused with, but they are worth a skim read, just to know what you might need to do. CDC is meant to take 10 calendar days for approval, by law. Council can take as long as they like, but they have more flexibility. You might find council allow different cut and fill rates or some other requirement. Only problem is you have to submit it and try your luck to find out... Re: Anyone else building in North Kellyville? 153Feb 04, 2013 6:32 pm peppa202 Hi all, Polished porcelain tiles YES/NO. I am curious to know your thoughts if possible. We are going polished porcelain with screed. The rectified edge makes the whole floor look much more like a smooth flat plane, rather than the rounded edge or smaller tiles. Been advised to only ever get a screed with 600x600 tiles, even a new slab isn't going to be flat enough for a smooth finish, apparently... Re: Anyone else building in North Kellyville? 154Feb 04, 2013 9:12 pm Welcome Sobia, front setback is 6m from the garage, 900mm for each side setback and 6m rear...although council is flexible we only have 5.5 for the rear..your builder will be able to confirm all regs for you...cdc is 10 days and council is anywhere from 4 to 8 weeks...we went to council and it took 6 weeks.. Re: Anyone else building in North Kellyville? 156Feb 06, 2013 5:06 pm all builders are telling me different things...someone is telling me i can only leave 4m at the back and someone is telling me 6...if i leave 6m then i can only make a very small house as my land is 450m and i want a single storey... Re: Anyone else building in North Kellyville? 157Feb 06, 2013 5:14 pm we have 3m setback at the rear of our house, for a single story. It passed CDC just fine. You can find all the development applicatons on the council website by the way, if you know where to look... Re: Anyone else building in North Kellyville? 158Feb 06, 2013 6:09 pm sobia all builders are telling me different things...someone is telling me i can only leave 4m at the back and someone is telling me 6...if i leave 6m then i can only make a very small house as my land is 450m and i want a single storey... i'm also on a 450m block... ours has 4.2m rear setback, for a single-storey house. Re: Anyone else building in North Kellyville? 159Feb 07, 2013 4:57 pm Hi Everyone I was told about this forum by my neighbour. We are lot 15 Murrayfield building a Clarendon Waterfall. I was just wondering what peoples take on the Rouse Hill Land Charge of $242.30 from Sydney Water. The charge is for new homes in the area from North Kellyville to The Ponds. The Charge is a quarterly charge for the next five years. Re: Anyone else building in North Kellyville? 160Feb 07, 2013 7:24 pm Hi buggy79. Welcome! I wasn't aware of that. Frankly its pretty annoying us residents have to foot the bill for the lack of infrastructure investment in the area. I was seriously considering starting an action group to get rid of the rain gardens. The cost of extra drainage on our blocks seems overly steep to me.
