We're still waiting on yet another variation to sign, council said our land was BAL 12.5!!! Frustration. Keep your chin up Adrian It'll get sorted out soon I'm sure. We will be building single storey on Curtis Rd , awaiting registration of plot. We will be building single storey on Curtis Rd , awaiting registration of plot. Thanks Hi Interpal We are on Curtis Rd Lot 713. Our slope was from right to left as we are down the hill. Under the rules you can only cut and fill 0.5m so 1 metre total. We had 1.3m so we had to drop the garage 686mm to get it through CDC. Good luck on registration. We have just started building. slab down next week. We have bought a block of land in Stage 2 of Gardener's Ridge and are in the process of accepting our tender from Eden Brae. Can't wait to see some houses going up in Stage 1 soon. Does anyone from Stage 1 know what level Bushfire Zone their block has been rated as, now that the land has registered? Land has been sitting ready for a while. Problems with connecting into the sewage. Really hope this gets sorted even if we do get released from the contract we now nearly a year later can't afford to buy another block of land cause the prices have gone up considerably!! BenHolly Welcome BenHolly, We are in stage 1 and are not bush fire affected. You can download a diagram from the Hills Shire Planning site, which has the Gardener's Ridge BAL assessment for our estate. Looking at it now, lots 311, 312, 313 and 314 will be affected (likely BAL 12.5) but the legend didn't print fully on my diagram. 314 would be rated at the next BAL level.
