Browse Forums Building A New House Re: Anyone else building in North Kellyville? 307Aug 30, 2013 8:33 am Barry road will get NBN soon enough. EDIT: Barry Rd is covered by Telstra's tophat FTTN programme, which means they get cabinet and can get faster sync speeds than us. Down in the south of North Kellyville, we are stuck with crappy adsl until nbn, not sure tophat is going to rollout for us - we aren't in the planning spreadsheet I found. Re: Anyone else building in North Kellyville? 308Aug 30, 2013 10:40 am HI guys, I have a landscaping question to anybody who has finished their build in Nth Kellyville about how closely you need to stick to the submitted landscaping plan? We are building in WhiteGum ridge and have a landscape plan included in our build price. I am just wondering what the council is like when it comes to following the submitted plan to the letter. I have an idea of what I want to do when it comes time to do the landscaping but I really don't want to pay for someone else to draw pictures of my idea and also to possibly increase the time taken for approval. Would love to hear thoughts and experiences. Cheers Heath Re: Anyone else building in North Kellyville? 309Sep 04, 2013 8:19 pm hello everyone here, just about to build at gum nut close. builder quote me a price of $3250 for a 10m2 rain garder. does anyone know if this is normal? are we able to do rain garden ourselves after hand over? thanks Re: Anyone else building in North Kellyville? 310Sep 05, 2013 8:22 am michellesu hello everyone here, just about to build at gum nut close. builder quote me a price of $3250 for a 10m2 rain garder. does anyone know if this is normal? are we able to do rain garden ourselves after hand over? thanks Can't quote on the price as it's included in our build. It sounds about right +-$3k for the garden. Yes you can do the rain garden yourself, you will need a plumber to do the connections though. You can see the installation specification here http://www.thehills.nsw.gov.au/Ignition ... ations.pdf Re: Anyone else building in North Kellyville? 311Sep 05, 2013 12:47 pm onggie michellesu hello everyone here, just about to build at gum nut close. builder quote me a price of $3250 for a 10m2 rain garder. does anyone know if this is normal? are we able to do rain garden ourselves after hand over? thanks Can't quote on the price as it's included in our build. Re: Anyone else building in North Kellyville? 313Sep 06, 2013 10:22 pm Our site was benched today. So excited that I had to post about it. Looking forwrd to watching our house go up. How long did everyone elses build take? Ours will be a double storey and I am thinking maybe April for moving in? Re: Anyone else building in North Kellyville? 314Sep 09, 2013 10:05 pm Hi All, We recently put a holding deposit on a plot off Curtis Road with Castlehaven. We don't know any conveyances - so elected to use Williams Boxsell Georgas, as recommended by Castlehaven . The land contract has just come through and - as we've never done this before - I want to ask for any suggestions on what we should check, or just trust the Conveyancer to check everything? Also, has anyone used this Conveyancer or got someone they'd recommend? Finally, we've a few builders in mind: Provincial Homes and Fowler Homes. Has anyone got any good or bad experiences to share? I'd really appreciate any help from any of you. Once we get going I'll share our experiences too. Many thanks! Re: Anyone else building in North Kellyville? 315Sep 09, 2013 10:48 pm Hi John_ welcome to North Kellyville! I would make sure you understand the raingarden requirements. Also the extra land charge for water use you might need to pay ($1000 over first 5 years). Other than that, I can't recall anything in particular, but in our case, the sewer diagram and 149 certificate held up our build process, we had to wait to get these. Having the plan prepared is a requirement, but does anyone actually check that the grass on your block matches the grass type on the plan....first world issues I know... Re: Anyone else building in North Kellyville? 317Sep 13, 2013 6:37 am yeah from everything I have witnessed, these things are a little loosely followed when it comes down to it. Also, we didn't have to have a landscaping plan at all - I think that is the difference between buying from a real estate agent off a vendor, and buying a house and land package. However that means we miss out on automatic NBN rollout, and I am more upset about that than a landscape plan! I confirmed we will have FTTH before laying down dollar 1. I will have to empathise with you on that one Dave, copper sucks. Re: Anyone else building in North Kellyville? 319Sep 26, 2013 10:29 pm Hi Daveinthehills, bought a plot on Curtis road, we liked one of the homes with beechwood, could you please advice your experience with them and who is the better person to deal with ( Barry or Elsa ). Thanks and Regards Re: Anyone else building in North Kellyville? 320Sep 26, 2013 10:43 pm gday inderpal75. Barry is a great guy. Elsa was also fine to deal with when he was away. You need to push and chase everything, but beechwood have built us a great house for a decent price. Just be prepared for things to drag on, and be prepared to ask about everything. You can't leave anything to chance. We are happy overall with our Beechwood home. Good luck - happy to chat to you via pm in more detail if you have specific questions.
