At the subdivision stage the conduits are installed but not the actual service itself. If you are having no luck with Telstra perhaps you should speak to the developer who you bought the land from. Council is not responsible for provision of communication services. I welcome your call, if you require further assistance or clarification. Hopefully this happens soon, and the amount of ADSL2 ports is fixed up. Of course NBN would have been a better idea, but our development wasn't a single development over 100 homes to qualify for automatic NBNco control, so we got telstra and crappy copper. Quite fustrated becuase I sent an email replying to that one, and the person who I was speaking to from the council reiterated that this fact sheet is for developers not land owners. I seriously want to go there and stuff that fact sheet where the sun don't shine! As my initial question was Why was the developer allowed to use Telstra instead of the NBNco for comms! Nice fact sheet, the only issue is what are the speeds we are going to receive? For people near Samantha Riley it won't be so bad, but everyone near Barry Road the speeds would be terrible. EDIT: Barry Rd is covered by Telstra's tophat FTTN programme, which means they get cabinet and can get faster sync speeds than us. Down in the south of North Kellyville, we are stuck with crappy adsl until nbn, not sure tophat is going to rollout for us - we aren't in the planning spreadsheet I found. We are building in WhiteGum ridge and have a landscape plan included in our build price. I am just wondering what the council is like when it comes to following the submitted plan to the letter. I have an idea of what I want to do when it comes time to do the landscaping but I really don't want to pay for someone else to draw pictures of my idea and also to possibly increase the time taken for approval. Would love to hear thoughts and experiences. It sounds about right +-$3k for the garden. Yes you can do the rain garden yourself, you will need a plumber to do the connections though. We don't know any conveyances - so elected to use Williams Boxsell Georgas, as recommended by Castlehaven . The land contract has just come through and - as we've never done this before - I want to ask for any suggestions on what we should check, or just trust the Conveyancer to check everything? Also, has anyone used this Conveyancer or got someone they'd recommend? Finally, we've a few builders in mind: Provincial Homes and Fowler Homes. Has anyone got any good or bad experiences to share? I'd really appreciate any help from any of you. Once we get going I'll share our experiences too. Many thanks! Also the extra land charge for water use you might need to pay ($1000 over first 5 years). Other than that, I can't recall anything in particular, but in our case, the sewer diagram and 149 certificate held up our build process, we had to wait to get these. Having the plan prepared is a requirement, but does anyone actually check that the grass on your block matches the grass type on the plan....first world issues I know... Also, we didn't have to have a landscaping plan at all - I think that is the difference between buying from a real estate agent off a vendor, and buying a house and land package. However that means we miss out on automatic NBN rollout, and I am more upset about that than a landscape plan! You need to push and chase everything, but beechwood have built us a great house for a decent price. Just be prepared for things to drag on, and be prepared to ask about everything.
