Anyone else looking(purchasing) land in the Parkview Estate off Barry Road? Hi Benjo, Why did you ask about Parkview Estate? We committed to buy a house and land packaged with them around january this year via some agent GoingGoingSold but backed off due to complicated arrangements. Not sure if we still can get our reservation deposit of $1000 from them as I've contacted them 3 times and not being successful. We are now with EdenBrae's House and Land package just beside the Parkview, land registration has just been given 2 weeks ago. Now we are just waiting for developer approval and bushfire report before we submit to council approval. Benjo's Reply I was just curious as we have purchased a block in the Parkview estate and was wondering what others may have been told by them (Stephen) re registration time for the estate. They are adamant that it will be in October but seeing as the site works have not even started I cannot see it happening. ( Beware of flying pigs ) The Castlehaven estate which adjoins Parkview has all the roads etc in and they are telling their buyers that it will be February registration. It does not particularly bother us if it is later registration just don't like being bulls**ted to. We wanted the block we bought so are happy to wait,it would just be nice to know when. Benjo, If you're not worried about the land registration to happen soon, then I think that will be fine. I assume you just wanted to secure the land. In our case we wanted a package deal so we really had to get into details on their policies. Are you buying the land from the developer or through other agents? When we put a deposit on our block from Castlehaven in October last year we were told it would be march or April registration. Every time I ring to ask about how it's going, the story is another 6 weeks or 2 months away. This has been the case since February! We are hoping al set for August at this stage but no doubt if I call this week it'll be another 6 weeks. All well and good and happy to wait but it now means we're paying $1000 per month to keep out contracted price with our builder. We signed on with with the intention we'd be building by May/June. I agree. When we deposited on our previous contract they gave us an estimate of June registration. Turned out until now they still have not got registration. Thank God, we moved out of that and settled with eden brae's package deal, their estimate of land rego was more realistic. That then pushed out to September 2013, which was the latest info we were working off, and today when we queried the Agent, were told it is now December 2013 (with no apparent reason for the delay).. Just thought would share the information and see if anyone has heard anything else?? Very frustrating!!! Also were told July and that was in March this year!! Last we heard the developer has offered a cash incentive for the earthworks to be complete before Christmas. Hope that happens. We also sold our home, in March. We were able to rent our home back for 12 months. thinking that would give us enough time to build and do one move. Probably not!!! Yes, my husband was wondering about the trees remaining on plots - we haven't been told anything about it, but am not sure trees fall into our plot boundaries (ours is so far off the rd it's hard to see).. I wonder was that the original plan.... Yes, we sold in Jun and hoped to only be renting for 12 months, but that will push out. Really hope it's not delayed any further than Dec!! Just need some facts before I decide to lodge something with the council. I rely on a good internet connection for work is not going to be too happy if I rack up the downloads on my data sims. I originally complained to the Hills Shire as I said it was pretty dismal how they let the developers put an application for the copper network when they should been putting in an application to the NBN not Telstra. That lead me through the path of about 4 people until I was palmed off to someone at the NBNco who told me everything I already know. What prompted me to initially initiate this little excerpt Servicing Requirements for Subdivision DAs Environment and Planning Development Application Requirements The servicing requirements must be addressed as part of any development application seeking approval for the subdivision of land, requiring that the applicant: 1. Locate the nearest existing services; 2. Determine whether these existing services have the capacity to service the subdivision; and 3. Identify any necessary extension or upgrade works required in order to satisfy the above. This will normally require consultation with Sydney Water with respect to water and sewer, Endeavour Energy or Energy Australia with respect to electricity and NBN Co or Telstra (or another telecommunications provider authorised under the Telecommunications Act) with respect to telecommunication services. Now I don't know if internet counts, but one would think in this day and age internet is a necessary form of communication and if they beg to differ, I would like to see them do their daily activities via snail mail and land lines. The area is classes as zone 3 though, so for business fibre, it is very expensive. Not quite sure, I tried checking the availability of fibre for 4 Gum Nut Close which is the address of the college and it says only ADSL is available. Business fibre for a 20/20mbs connection you are looking at $700+ alone. A tad overkill for a home. Will try write something up and submit to Hills Shire this week. I can see how futile this will be, Telstra definitely won't do anything on their own accord.
