Now looking at mine it's not so good I had my plans drawn and at the time the R/C AC was included, as my family are in Airconditioning I asked for this to be taken off and they gave a $6.5K discount. I received upgrades of: Upgraded to Special Deluxe, Rainwater plumbing loop throughout home, linen press of 3.7M, upgraded door widths for 3 rooms, sheen front cupboards, brick quoins, door stops to all doors, window locks, free travel to my home which was quoted at just over $4K. So my total quote was $169,600 excl the travel and above upgrades and then with the AC off it came down to $162,700. It's worth checking direct with the air con company or going to an air conditioning company with details of the free item to check it will cope with the size of the home and what its out put will be. Gone down this path before with a few people - sadly some of the free ac's on offer will only move your room temperature a couple of degrees and are the most basic item you can install. My advice is to get the credit and upgrade to a bigger better ac unit. Once its in and handed over, you'll spend more money that what you would have originally spent getting the right system in. Another tip - with free/upgrade items. Think about what's important to you, and what you can afford to do after handover. Some items are worth getting credits on as they may not be important to you. Some things can be harder for you to organise after handover. For example - increase your paving as there'll be a person doing the paving anyway, won't cost the builder much more to increase it so you may as well argue it for free Items in bathrooms and kitchens are a nuisance to do after handover. Think plumbing and electrical. Hope that makes sense? And for what it's worth - nothing, is ever free. If it's too good to be true, chances are it is. Plus with their huge buying power they get them alot cheaper,but they would not offer if they couldnt in the end,some builders are willing to play the game,some dont & loose out building the home! However, as KA said the so called "free" items show that builders have room to move. Hubby & I have recently been exploring options for our build and it is amazing what some builder's are willing to throw in (in addition to any promos) in order to sweeten the deal - not just a little bit here and there, I'm talking in excess of $20,000!! No business owner would be willing to take that kind of a loss, so it has to be already built into their margins. Just depends on how much margin is in the deal and what your willing to build it for. Every now and then you walk away from a deal if it doesn't seem worth it. With the promos, it's interesting seeing how builders operate. I obviously won't mention names, but follow the home sections in the paper long enough. One month the house is advertised at this price, the next month the home is advertised with free air con worth $10k and the price of the home has gone up $4k. Funny that. Also pays to be mindful of having a look at the specs. Some throw upgraded benchtops for free, others already do them as standard. Once you get into the finer points you'll notice there might be a difference in house price, one includes sliding windows, the other awning. This is a worthwhile upgrade to ask for free pending what you want as the builder might be willing to throw that one in. Other thought is whether they are a margin based builder or a volume based builder. Reading threads on here, most seem to be with project builders, many of which require volume, so the drawcard is throwing deals to maintain numbers. Others won't throw a deal or promo as they have the margin or have enough demand for their product. Re: Promo's included in build,what did you get?? 27Jan 26, 2012 6:26 pm livewildcard Eden braes current one we signed up for $1 ducted unit $1 kitchen upgrade stone benches, ss stove, dish, microwave and range hood $1 roof upgrade color bond with blanket etc $4890 for there supposed $60k of upgrades which was architraves upgrade, stacker door, wall niches in showers, sink upgrades, eaves upgrades etc etc Also went with their all inclusive package which includes carpet, tiles, driveway, security system, garage door motor, basis and site costs etc everything basically We did this also. I just typed out a list of EVERYTHING we upgraded and lost the lot So, from base price, we spent another $26k. That included extra site costs and some "bigger" work ie: extending alfresco, making a media room into a bedroom. I can re-type the list out if anyone is interested but not tonight!!!!
