This will be our first home, and we prioritised location over space - though when compared to the established houses we were looking at before we decided to build, we're actually getting more house this way We signed for the land back in October 2011 (5.5mx27.5m.. yep, very compact! ) and it titled and settled in December. In the meantime we spoke to 4 different builders willing to build terrace houses, and we have settled on Steventons Construction Group. They are a small company, which we are happy about as our sales consultants are also our builder and designer, and they are very communicative. They have built or are building about 15 different terraces within Lightsview so we're hoping that means they know what they're doing The designer actually has her own 5.5mw terrace house, which she shows to prospective clients to show what the finished product looks like, and we like what we saw... exciting! We signed our building contract just before Christmas and now we are sorting the finance side - our valuation came back today bang on the contract amount! I had been really paranoid as a friend of mine who's a valuer was suggesting there was a good chance it would come in too low.. not so, and now it feels like things are really getting real! Here is the plan we have so far.... Yet to do any selections, but I'm thinking warm neutrals... maybe in the coffee family like cream, latte, etc... with some splashes of cool greens and blues such as in the kitchen glass splashbacks, soft furnishings and so on. We are planning to have the kitchen island in caesarstone, and I quite like the look of colours like Shiitake, Latte, Ginger... but we will see. Looking forward to hearing what you think! I'd always wanted to own a little old terrace house in Fremantle..... Unfortunately, they cost at least double what I am paying to build my house!! So that little dream will have to wait! Good luck with your build! Great to see they're building terraces in some areas of the world! Re: juski's build: terrace living - starting to feel real... 5Jan 11, 2012 9:26 am Thanks Pauankim, caz and MissyP. Caz, we have old terraces in the Adelaide CBD too - so cute but quite trendy too, I doubt they are cheap! Love Freo though . These terraces are quite an update on the traditional terrace style; very modern, and no two terrace houses in a row can look the same. Lightsview has very strict design guidelines - probably too strict for a lot of people's tastes, but we didn't really have a particular style in mind so we were happy to go with their rules - if you're interested, you can have a look: http://www.lightsview.com.au/custom-design/design-guidelines.php It's funny, when we set out to buy a house, not only did I NOT want to build but I also did NOT want two storey. and I was NOT going to change my mind so there was no point even trying to talk me around and look how that turned out 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 Re: juski's build: terrace living - starting to feel real... 6Jan 11, 2012 9:39 am What a great design - really looking forward to watching your build progress! I have been enjoying all your contributions to the forum as well. I really like reading threads by people building homes for their families... children are still well in the future for us but I love hearing about all the little extras people put in for their kids, how they manage it and so on. It also helps me try and future-proof the house too (avoid white tiles in the bathroom - I learnt that one on someone's thread today! ) Excited to share our adventure with you :) 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 Re: juski's build: terrace living - starting to feel real... 10Jan 11, 2012 12:35 pm I like the sounds of the warm neutrals you have mentioned as a "maybe" colour scheme-especially with the touch of blue & green ( two of my favourite colours!) Thanks! I am a little bit conscious of avoiding colours that are too fashionable right now - I don't want to end up with the equivalent of 1970s bottle green and orange down the track! But I'm hoping some nice soft neutrals and calming colours will work for a while to come I saw a picture of a bathroom in the most beautiful light sage green, it just looked sooo zen and relaxing, it has inspired me... 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 Re: juski's build: terrace living - starting to feel real... 12Jan 11, 2012 1:13 pm Love the idea of the colours, that's what I'm trying to achieve in my house. My favorite part is the kitchen, living, outdoor setup. Great for entertaining and very livable floorplan. I was wondering the internal access door from garage may need to open the other way as there might not be enough room for it to open when you park??? Hi Stacey and/or Darren - you might be right, I will have to mention that door at our next appointment - thanks for your keen eyes! We looked at other, less open, living areas and it just didn't work for me - need the option to make it a bigger space if needed. I look forward to seeing how your colours go if you decide to share! 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 Re: juski's build: terrace living - starting to feel real... 14Jan 11, 2012 1:19 pm so here you all are................. lovin the smilies justki. Yes I think the laundry/pantry is my favourite part of the plan... tucked away in the back there.. I thought it was so cute when I first saw it. None of the bedrooms are very big but they match the bedroom sizes of the designer's home that we visited so we know that they are actually a livable size The hardest thing to get in these terrace houses is the upstairs living area, so glad we got it in the end. I think it offsets the small bedrooms quite well I had a feeling you might spot my avatar.. taken just outside Queenstown at the gorgeous house we rented. You can see Lake Wakatipu in the background. im going to stay there one day my hubby has a pic from the gondola restaurant in queenstown as his wallpaper on his laptop Such a pretty town, when the snow is on the remarkables. The bedrooms look a great size and that activity will be well used...even if it is just to do yoga great design and a good use of space. kudos my friend. We rented the house with another couple, it came out pretty reasonably priced in the end actually.. and totally worth it. Underfloor heating... delicious. Yes, Queenstown is gorgeous. You should see some of the photos I have from our scenic flight from Milford Sound to Queenstown. Jaw-dropping. I love your Buzzy Bee by the way. My baby nephew is half kiwi (from his father, my bro-in-law) so we bought him a few Buzzy Bee and Mary-Lou gifts while we were there That was August 2011. Our last big OS trip before we had to get serious about a house The upstairs living has been claimed by the boyf as his video games room... we will see... I'm letting him have it for now so I don't have to live with the sounds of gunshots and annoying character voices all around me while I am trying to relax! Can you tell we live in a very small unit at the moment? But yoga is a good idea.. I will have to claim some of that room for myself! Thanks for the kudos So glad you think so 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 Re: juski's build: terrace living - starting to feel real... 20Jan 11, 2012 1:55 pm wildorchid looking forward to following another adelaide build love that you have a big balcony, with that little corner for protection, can really see that as a nice sitting spot:) i totally agree with dazandstace, def swing the garage door in i have brown tones in my house if you want to look at some ideas (i hate white) no splashes of colour yet tho good luck with it all, when are you due to start? Thanks wildorchid! Good to see a fellow Adelaideian. We actually cut the WIR a little bit shorter to allow the balcony to be a little deeper (Lightsview rules means we can't just add but have to take too to keep the same ratio of space). Should be deep enough to fit some kind of couch or daybed in the corner, and we will have a little table up there for breakfast too Will definitely have a look at your colours. Not sure about when we start.. probably not for a little bit yet.. have developer and council approvals still to go, selections, the lot... not really sure what happens when! The date on the contract is 1 May but hoping it comes forward. Mortgage broker thinks we should have our loan approval letter in the next few days, and once we have that, I'm going to get pushing with the builder 5.5m Terrace House - Lightsview (Northgate SA) Moved in!! - 22 February 2013 /viewtopic.php?f=31&t=53455 3 5594 2 4685 Old Home Restoration / Renovation To reduce noise transfer without compromising the aesthetic of your exposed I beams, consider filling the 100mm gap between the I beams and the floor above with dense,… 6 9155 |
