Habitable rooms facing Oran Park Drive are exposed to road traffic noise and should be provided with fixed windows and mechanical ventilation to achieve compliance with AS/NS 2107-2000 Accoustics recommended design sound levels and reverberations.
The criteria cannot be achieved where opening windows will cause noise intrusion.
SO we cant open bedrooms to air? And as it means no sliding doors, we are wondering if we can have a solid timber door?

There ought to be an acoustic report for your property that specifies the STC/Rw rating and the glazing and seals, ask and post the requirements here. I am surprised that they deny you a balcony. Balconies are often for decoration only. Sliding doors have poorer seals than hinged doors, maybe you can have a French door to a balcony.
